On-Site Property ManagerWe are seeking an experienced, professional On-Site Property Manager to oversee the daily operations of our well-maintained 55+ manufactured home community.Administers and maintains all phases of community operations to include personnel functions, leasing community maintenance, monitoring market conditions, budget control, advertising, resident relations, and events.Compensation: $70,304 Annual Salary + Housing (1 bedroom, 1 bath) Housing Requirement: This position includes on-site housing. Due to the requirements of the manager's residence, pets are not permitted in the provided housing. Benefits: Medical, Dental and Vision Schedule: Monday to Friday from 8:00 am to 5:00 pmResponsibilitiesIdentifies and addresses issues associated with a supervisory position.Hires, trains, coaches, and evaluates on-site employees.Opening and closing of the office Monday-Friday during normal business hours.Supports residents by being available by phone/ or in-person 24 hours daily for emergency callsTakes appropriate disciplinary action in response to insubordination, misconduct, and lackluster performance.Thoroughly documents employee/resident incidents as they arise immediately report to the regional manager.Acts as an innovative and/or creative source to consider solutions to problems.Provides clear and concise instructions for effective management of on-site staff.Develops an integral team that effectively sells the quality and professionalism of the company.Conducts staff meetings on regular basis.Performs duties to attain the highest levels of resident service.Responds promptly to employees/customers' needs and concerns.Determines the needs of customers while being pleasant, cheerful, and tactful.Obtaining three bids for any project over $250 and bids to be of equal comparisons. All contractors need to be licensed and insured.Performs a variety of duties associated with payroll/financial reporting and monitoring.Negotiates to maximize the benefits for the organization.Processes and approves payment of invoices on a timely basis.Ensures completion of various daily, weekly and monthly reports in a timely and accurate manner.Reviews reports and makes operating recommendations.Monitors Budget Control Log and regularly reports variances.Reports or offers recommendations for community capital improvements or repairs, the development of job specifications, bid acquisitions, contract developments, and negotiations, etc.Prepares and inputs remote timesheets and payroll-related information accurately and in a timely manner.Reviews renewals and prepares budget increase recommendations according to the operating budget and market conditions.Performs a variety of duties associated with leasing/marketing and community functions.Supports overall marketing efforts and offers input and suggestions in regards to promotions, advertisements, etc.Analyzes and monitors community market conditions to anticipate market changes or trends that could affect the profitability of the community.Monitors closing ratios of leasing associates to ensure requirements are met and provides additional training as necessary.Supervises the planning and implementation of, and attends and monitors, various community recreational and social activities.Ensures staff is implementing resident retention and renewal programs.Supervises and ensures collection of all rent and other Community income.Inspects Community common areas, models, and vacant units on a regular basis and completes the community inspection report.Understands and complies with state landlord-tenant law and Fair Housing laws and standards.Monitors maintenance activities to ensure resident requests and preventative maintenance programs are being performed according to company standards.Transports residents and/or prospective residents via motorized vehicle throughout Community grounds; runs errands as necessary.Job QualificationsMinimum Education: High SchoolMinimum Experience: 2 Years of on-site managementMinimum Field-of-Expertise: Residential or commercial management experience, including supervisory responsibility.Preferred Education: Bachelor's DegreePreferred Field-of-Expertise: Sales/multi-family leasing experienceValid driver's license and good driving record.Yardi Accounting Software a plus, but not mandatory
