VineBrook Homes is an internally managed Midwest/Heartland-based real estate investment company focused on acquiring, renovating, leasing and operating single-family homes as rental properties. An early investor and developer of the Single‑Family Rental (SFR) home asset class, we commenced operations in late 2007. Our yield‑focused investment strategy targets a unique opportunity building a portfolio of "Optimal House" assets in key Midwest markets. We own or manage over 14,000 SFR Homes throughout the Midwest, and are expanding to more than 25,000 homes.JOB DESCRIPTION SUMMARY
Turnover Managers (Make‑Ready Managers) are responsible for the timely completion of turnover tasks on vacant units within budgetary constraints. The role may require self‑performing turnover tasks and supervising contract vendors. Managers oversee technicians, direct workflow, and may perform turnovers themselves.ESSENTIAL FUNCTIONS
Inspect units and document scope of work for make‑ready. Bid and set budget for make‑ready, item by item, for each unit. Order parts and supplies as needed for each turnover. Assign and monitor vendors for various tasks. Confirm completion of all tasks to standard. Certify units as market ready and turn in keys to Leasing Manager. Perform unit walks with Management or complete final punch list items if needed. Process invoices for parts and services used in each turnover.COMPETENCIES
Computer skills required (e‑mail, Microsoft Office, internet). Basic knowledge of estimating and bidding processes. Ability to manage multiple tasks and job sites simultaneously. Basic trades skills (electrical, plumbing, carpentry, HVAC, appliance). Ability to direct and follow‑up with vendors to achieve desired results. Effective communication skills with other departments and associates within and outside the organization.SUPERVISORY RESPONSIBILITY
Manage Turnover Technicians and supervise contracted vendors, including assignment of tasks, routine inspection of work, callbacks, invoice approvals, and dismissal of vendors that do not meet standards.TRAVEL
Primarily local during the business day; occasional local or regional travel may be requested.POSITION TYPE/EXPECTED HOURS OF WORK
Full‑time position. Hours Monday through Friday, 8:00 a.m. to 5:00 p.m. Occasional evening and weekend work may be required as job duties dictate. Some overtime is required.REQUIRE EDUCATION AND EXPERIENCE
High school diploma or equivalent. Two to five years of previous experience in a maintenance role. Two to five years of previous management experience. HVAC certification. At least two years of carpentry, plumbing, and electrical experience. Exemplary customer service skills. Time‑management skills. Strong verbal and written communication skills. Proficiency with mobile devices such as tablets and smartphones.PREFERRED EDUCATION AND EXPERIENCE
Completion of technical or vocational school. EPA certification. Freon handling certificate. Electrical certification. Bilingual (Spanish). Knowledge of Yardi property‑management software.ADDITIONAL REQUIREMENTS
Must have own tools; larger equipment will be provided. Valid driver’s license with a clean driving record. Pass motor vehicle, drug screen, credit, and criminal background check.ADDITIONAL INFORMATION / BENEFITS
