About the Role
As a Property Disposition Specialist , you will be responsible for marketing and selling company-owned properties, wholesale contracts, and off-market investment opportunities to investors, builders, developers, landlords, and owner-occupant buyers when appropriate.
You will interact directly with active investors and buyers, strategically presenting opportunities and matching each property with the most qualified purchaser. You will build and maintain relationships with buyers, private investors, real estate agents, developers, and strategic partners to maximize disposition opportunities and company profitability.
You are expected to work within our CRM, maintain target outreach and disposition activity levels, coordinate marketing efforts, conduct property walkthroughs as needed, and facilitate smooth transactions from contract to closing. Better Blueprint Realty provides a substantial inventory of opportunities and a growing buyer network for motivated, performance-driven sales professionals.
Disposition Responsibilities
- Sales and dispositions
- Follow defined sales processes and build relationships with active investors and buyers
- Market wholesale opportunities and company-owned inventory to qualified buyers
- Develop and maintain relationships with real estate investors, builders, developers, landlords, and strategic buyer groups
- Conduct all sales activity within the CRM (GoHighLevel)
- Coordinate property marketing campaigns, buyer outreach, and property promotion efforts
- Schedule and coordinate property walkthroughs for prospective buyers
- Present investment opportunities and communicate property details, scope of work, financial projections, and market data
- Match properties with buyers based on investment criteria and goals
- Negotiate disposition terms and facilitate successful contract assignments and sales
- Act as the buyer’s primary point of contact throughout the transaction
- Coordinate inspections, appraisals, walkthroughs, and closing activities as needed
- Work closely with the acquisition team to ensure accurate transfer of property information and marketing materials
- Maintain and continually expand the company buyer database
- Track and record calls, activity, and performance daily as required by your supervisor

Agents are expected to focus on buyer sources designated by their supervisor, manage time efficiently, and aggressively pursue and convert all opportunities in accordance with the company’s time management plan. Performance tracking is required to analyze buyer quality and continually improve disposition effectiveness.

Our company consistently generates acquisition opportunities through multiple lead sources and maintains a strong pipeline of wholesale, fix-and-flip, development, and rental opportunities. We currently have over 40 active mentees in Colorado alone seeking 1–5 deals annually, supported by our strong reputation for accuracy and execution.
Mentorship
Each Property Disposition Specialist will participate in our mentorship program and learn how to flip homes.
Management & Recruiting
- Agents who demonstrate consistent performance and can generate 3+ successful dispositions per month may become eligible to recruit and manage a team of disposition agents
- Managing agents are eligible to receive 5% of gross commission revenue generated by the agents they manage
Vision for the Business
- Premier disposition operation in Colorado focused on flips, scrapes, new developments, new construction, and investment opportunities
- Complementary businesses with built-in buyers and high disposition success rates
- Target company growth to approximately 20 agents producing 2–5 deals per month within structured management systems
- A comprehensive ecosystem allowing agents to grow from new investors to portfolio owners, multifamily operators, and developers

Qualifications
- 2+ years of sales experience, preferably commission-based
- Strong understanding of structured sales processes and conversion metrics
- Excellent written and verbal communication skills
- Proven ability to identify buyers, follow up, overcome objections, set appointments, negotiate terms, and close transactions
- Knowledge of CRM best practices
- Experience with GoHighLevel preferred
- Must be located in Colorado (Colorado Springs to Fort Collins)
- Excellent time management skills
Compensation
- 100% commission-based compensation
- Uncapped earnings ranging from $40,000 to $900,000+ annually
- (Agents have earned $130,000 in their first three months)
Commission Splits (Per Calendar Month)
- 20% of gross commission: First 2 deals sold
- 22% of gross commission: Deals 3–4 sold
- 25% of gross commission: Deals sold after the first 4
Schedule & Benefits

Investor Relations & Disposition Responsibilities
- Manage the transfer of marketing information from the acquisitions team for each deal
- Set up automations and marketing campaigns through Go High Level (GHL)
- Create and distribute marketing materials and email campaigns for disposition opportunities
- Build and maintain relationships with active buyers, investors, developers, landlords, and private capital partners
- Prospect for cash buyers through social media, investor groups, networking events, cash buyer lists, and referral sources
- Maintain a minimum of 40 outbound calls per day to investors and prospective buyers
- Communicate consistently with investors and buyer prospects to understand their goals and increase the likelihood of successful transactions
- Assist investors in solving problems and identifying opportunities that align with their investment objectives
- Review construction budgets, repair estimates, scope of work, and comparable sales to effectively present investment opportunities
- Obtain signed NDAs and non-circumvention agreements from investors as required
- Conduct investor consultations to understand investment criteria, acquisition goals, skill sets, geographic preferences, and risk tolerance
- Match available opportunities with investor goals and recommend appropriate investment strategies
- Sell company-owned and wholesale investment properties to a broad network of local and regional investors
- Host investor open houses and property preview events
- Show investment properties to prospective buyers and investors
- Demonstrate strong communication, sales, negotiation, objection-handling, and relationship-building skills
- Manage inbound and outbound investor communications professionally and efficiently
- Maintain detailed notes and activity records within the CRM
- Stay actively involved throughout the transaction process to better understand investor needs and improve future dispositions
- Build and maintain multiple buyer lists segmented by investment strategy

While this role is structured as a commission-based position and does not require a fixed-term of employment, our company is intentionally building long-term partnerships with team members committed to growth within our ecosystem.
Our desire and expectation is to work with Property Disposition Specialists who view this opportunity through a minimum three-year growth horizon, allowing adequate time to build a strong buyer network, sales mastery, leadership opportunities, and hands-on investing experience.
