OVERVIEW
A growing owner-operator is seeking an experienced Maintenance Manager to oversee all maintenance operations at a newly constructed, fully furnished student housing community located directly across from The Ohio State University. This 379-bed community offers luxury amenities, modern building systems, and a high-energy student living environment.

This role is ideal for a hands-on maintenance leader who can balance preventive maintenance, vendor management, team leadership, and resident satisfaction while maintaining the highest standards of property performance.

WHAT YOU'LL DO
• Oversee all maintenance operations for a 379-bed student housing community
• Lead preventive maintenance programs to protect the long-term value of the asset
• Manage daily work orders, resident service requests, and emergency maintenance needs
• Supervise maintenance staff, vendors, and contractors
• Coordinate unit turns and ensure apartments are ready for new resident move-ins
• Monitor building systems, equipment, and common areas to ensure optimal performance
• Manage maintenance budgets, inventory, and purchasing processes
• Conduct regular property inspections and identify opportunities for improvement
• Ensure compliance with safety standards, building codes, and company policies
• Partner closely with property management to deliver an exceptional resident experience

WHAT IT TAKES
• 3+ years of maintenance leadership experience in multifamily, student housing, hospitality, or related property operations
• Strong knowledge of HVAC, plumbing, electrical, appliance repair, and building systems
• Experience managing vendors, contractors, and maintenance personnel
• Ability to prioritize service requests and manage multiple projects simultaneously
• Strong communication and customer service skills
• Experience with preventive maintenance programs and capital projects
• Familiarity with Entrata, Yardi, or similar property management software preferred
• EPA certification and additional technical certifications are a plus
