Position overview: The Service Manager will oversee the day-to-day maintenance of an assigned asset. This role ensures physical assets are maintained to high standards, manages on-site maintenance teams, optimizes preventive maintenance programs, and ensures safety and operational compliance. The ideal candidate is a hands-on leader with strong technical skills, excellent organizational abilities, and a proactive, solutions-driven mindset. The Service Manager reports to the Operations Manager. Responsibilities Maintenance leadership and team support: provide hands-on leadership to on-site maintenance teams across B&H properties to ensure high-quality service; train, mentor, and support development of maintenance staff; participate in hiring, onboarding, coaching, and performance reviews; foster a culture of safety, accountability, and high performance. Preventive maintenance and asset management: develop and implement preventive maintenance programs; conduct regular inspections and audits; ensure accurate replacement of capital items and proper repair-vs-replacement decisions; ensure completion of work orders within 48 hours (excluding emergencies) and unit turns within five working days unless directed by the Operations Manager; perform on-site work as needed. Project and capital improvement coordination: collaborate with Operations Managers to schedule and execute capital improvement and renovation projects; schedule vendor work to ensure timely execution and quality results. Regulatory compliance and safety: ensure all maintenance operations comply with OSHA and local, state, and federal requirements; promote safe working practices and adherence to company policies. Vendor and contractor management: manage vendor relationships and oversee third-party contractors for HVAC, plumbing, landscaping, and general maintenance; monitor vendor performance for cost-effectiveness and quality. Inventory and procurement oversight: maintain inventory control of tools, equipment, and maintenance supplies; oversee procurement processes to ensure timely and budget-conscious purchasing across sites. Emergency response and on-call coverage: respond to emergency maintenance issues and provide after-hours support; ensure maintenance staff participate in on-call rotation as needed. Grounds and curb appeal: maintain property grounds to ensure a clean, safe, and welcoming environment; support seasonal curb appeal efforts across multiple properties. Cross-property collaboration: oversee day-to-day maintenance of the assigned B&H portfolio; provide assistance to other assets as needed to drive company goals and operational success. Education, Experience, and Skills Minimum of three (3) to five (5) years of demonstrated success in apartment maintenance or a related field. Three (3) to five (5) years of experience in HVAC or formal technical training in heating and air conditioning is required. EPA certification required for refrigerant handling, or willingness to obtain certification upon hire. HVAC certification required. For positions that require travel between properties, a valid driver’s license and reliable transportation are required. Working knowledge of OSHA standards and other environmental safety standards. Self-motivated with the ability to complete tasks and negotiate competitive pricing of supplies and contracted work. Provide your own hand tools (including power drills, impacts, and all non-powered hand tools); able to operate all necessary tools to perform the essential functions. Able to multi-task, prioritize work orders, and exhibit strong attention to detail. Able to perform at high levels in a fast-paced environment and adapt to changing priorities and work demand. Able to think logically to troubleshoot, analyze situations, and make sound business decisions. Able to lift, push, and pull up to 75 pounds. Smartphone preferred for work purposes. Able to perform a variety of duties in all types of weather.
