Essential Duties & Responsibilities Property Leasing and Administration Regular/daily onsite attendance is required Effectively show, lease, and move in prospective residents; greet, qualify, tour the community, and sign a lease Conduct all functions necessary to close the sale, including making appointments, generating new leads, conducting tours, maintaining model units, and all necessary follow-up Complete all leasing paperwork before move-in Assist with lease audits, walking units, and the turn process Maintain accurate prospect traffic and leasing data, responding to prospect leads within 24 hours Utilize established sales and marketing strategies to increase property traffic, maintain closing ratios, and work to achieve and exceed leasing goals Perform various administrative tasks as needed Address resident complaints, concerns, and requests to ensure resident satisfaction Assist in developing and implementing resident retention programs (e.g., resident functions, special promotions, monthly newsletter) Contribute to the general upkeep and cleaning of the office, common areas, and model Marketing & Outreach: Assist in implementing annual marketing plan outreach Review and assist in completing market survey/analysis continually to generate ideas and formulate plans Maintain thorough product knowledge of the property, competition, and market conditions; complete weekly market survey report Customer & Resident Relations: Manage excellent customer service and monitor service request turnaround and responsiveness Project a favorable image of the community to achieve property objectives and public recognition Ensure consistency in dealing with residents on all matters Enforce community policies as directed by the immediate supervisor Education/Experience High School Diploma or Equivalent Ability to understand and perform all on-site software functions; basic computer skills required Must have basic knowledge of Fair Housing Laws and OSHA requirements Physical Requirements Regularly move about to accomplish tasks or move between worksites; communicate with others to exchange information; and perform repetitive motions Ascend/descend ladders, stairs, scaffolding, ramps, and other access points; may remain standing or seated for prolonged periods Occasionally move in various positions to work in different environments, including tight spaces; be able to lift or move up to 25 lbs; operate machinery, vehicles, or power tools as needed Must be able to work overtime, weekends, and night hours as emergencies arise; may work in extreme temperatures or outdoor environments At Asset Living, compensation decisions consider factors such as skill set, background and training, certifications, and other relevant experience. Full-time employees also receive paid sick days and company holidays. This is a safety-sensitive position and may be subject to additional compliance requirements.
