Leasing Professional- Sun River Village

Job Summary This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing new residents, ensuring resident satisfaction throughout the lease term, and securing lease renewals. Responsibilities Perform all sales and leasing activities to achieve the community’s revenue and occupancy goals by greeting and qualifying prospects, conducting community tours and showing apartments, processing applications, credit screening, and criminal background checks. Prepare the lease and move‑in package and ensure a smooth resident move‑in and lease signing. Inspect apartments prior to move‑in and schedule any required maintenance items with the maintenance team. Stay informed about current market and competitor conditions; develop and implement short‑ and long‑term marketing plans and goals to sustain occupancy. Design and execute marketing activities to create and drive traffic to the community, including resident referral and employer outreach programs and internet marketing tools. Use on‑site property management software (OneSite, Yardi, etc.) to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic information. Ensure that the community and show units meet company standards for show quality by inspecting the marketing corridor, communicating maintenance needs, merchandising, and preparing the leasing office for daily leasing activities. Follow up with prospects and new residents to ensure satisfaction by sending e‑mail, thank‑you notes, and cards or making telephone calls. Execute lease renewal program activities by preparing lease renewal letters and packages, meeting with renewing residents in advance of move‑out dates, and ensuring renewal documents are signed and implemented on time. Respond quickly and courteously to resident and client/owner concerns and questions, taking prompt action to solve problems and/or document and convey requests to the appropriate individual(s). Additional Responsibilities Complete various accounting, financial, administrative, and other reports as required. Perform other duties as assigned or as necessary. Licenses and Certifications Must hold all licenses and/or certifications required by State and Local jurisdictions. Must have a valid driver’s license to operate a golf cart on property. Physical Demands Incumbents must be able to stand, walk, and/or sit for extended periods, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Work may be required inside and outside in all weather conditions. May need to push, pull, lift, or maneuver weights up to 25 pounds independently and 50 pounds with assistance. Rare or regular travel may be required. Flexible schedule including evenings, weekends, and holidays may be needed.
