Storage Facility Manager

*Armor Storages* is currently looking for a full-time Storage Facility Manager who will conduct themselves professionally to serve self-storage customers, while working to meet occupancy and financial goals for the facility. The Storage Facility Manager will maintain the facility in good repair and with high curb appeal. Must have reliable transportation and an unrestricted State of Nebraska or State of Iowa Driver's License. *Key Responsibilities:* *1. Office* * Proficiently use the computer system and all designated software (Microsoft, WebSelfStorage, etc.) * Complete daily banking deposits, as needed. * Complete daily, weekly, and monthly reports and maintain records as directed by the corporate office and outlined in SOP manual. * Monitor and maintain all supplies needed to operate the facility. * Clean and maintain office and bathrooms daily. *2. Maintenance and Operations* * Complete a walk-through each morning with site inspection and lock check. * Report incidents, property damage, or other issues to the supervisor. * Clean vacant units in a timely manner to minimize downtimes and ensure they are ready for rental. * Sweep climate control hallways, dust climate control doors as needed. * Complete daily grounds maintenance, including removing trash and debris from property, spraying/pulling weeds, sweeping and /or blowing aisleways. * Maintain and monitor the security of the facility, gates, surveillance cameras, alarms systems, fences, or other security equipment available at the facility. *3. Marketing* * Use the telephone as a sales tool to field calls from or follow-up with prospective tenants to successfully rent new units. * Conduct monthly comparison calls and website checks to competitive storage facilities to obtain information on pricing and amenities. *4. Collections* * Monitor tenant accounts to maintain current receivables, make telephone calls and send notices to tenants, as necessary. * Process delinquent accounts through lien, per applicable state laws, following specific procedures in the SOP Manual. *5.
