Maintenance Mechanic

Pritchard Industries is seeking a skilled and dedicated Maintenance Mechanic to join our team. The Building Engineer will be responsible for maintaining the operational functionality of building systems, including HVAC, electrical, plumbing, and mechanical systems, across a variety of commercial properties. This role requires strong technical expertise, diligence, and the ability to diagnose and troubleshoot system issues to ensure the efficient and safe operation of the facilities. Responsibilities Operate, monitor, and maintain in good working order and condition the heating, ventilation, air conditioning, plumbing and electrical systems, and all other equipment related to the mechanical and electrical plant of the building. Operate, test, manage and maintain all property systems and equipment. Prepare, maintain, and regularly review logs for service, repair, operation, and complaints related to the equipment. Make recommendations on the proper care, procedure, and methods of operating the equipment in a safe and efficient manner. Develop and maintain a program for preventive maintenance of mechanical/electrical equipment and critical site systems. Maintain equipment according to the recommendations of the equipment manufacturer and communicate with the systems/equipment manufacturers to obtain necessary data and literature for development of written preventative maintenance procedures, operating instructions, schedules, etc. Comply with the Federal Occupational Safety and Health Act and all other applicable government rules and regulations. Keep Material Safety Data Sheets (MSDS) and maintain compliance with all safety practices and procedures. Recommend, propose, and implement operational mode changes whenever feasible to affect maximum conservation of energy and “green” products, and implement demand response load‑shedding programs as tests and events are called. Maintain neat, clean, and painted condition of all areas containing building systems and equipment. Oversee any special maintenance, repairs, or other work to the systems and equipment performed by others. Maintain and manage an ongoing comprehensive preventive maintenance program for all building systems and equipment. Monitor and evaluate the energy consumption of the property and recommend additions, replacements, enhancements or modifications to existing equipment or systems to maximize energy efficiency. Maintain a daily log of activities and operations. Keep records of equipment documents, preventive maintenance, major repairs, energy management and projects, and records regarding regulated programs such as asbestos maintenance, indoor air quality, and refrigerant management. Perform or oversee testing, inspection, registration or certification for the building equipment or systems. Make monthly written reports to the manager and perform an annual audit of the engineering operation, providing a written report of findings and recommendations. Education / Experience / Licenses High School Diploma or GED Equivalent 7+ years of related work experience in operating commercial buildings Experience with Mechanical, Electrical, Plumbing and Fire Life Safety Systems Possess and maintain a valid driver’s license and a safe driving record Desired Characteristics / Desired Qualifications Familiarity with automated building controls, preventive maintenance techniques, and knowledge of pneumatic controls Must work well under pressure Meticulous and able to function in a demanding environment Must possess the ability to manage multiple priorities Collaborator who can also work independently and is an initiative‑taker Computing skills in Outlook, Excel & Word Excellent written and verbal communication skills Strong organizational and analytical skills Ability to provide efficient, timely, dependable, and courteous service to all customers Ability to effectively present information Ability to respond effectively to sensitive issues Ability to comprehend, analyze, and interpret complex documents Ability to solve problems involving several options in situations Other Skills Physical requirements include stooping, standing, climbing and frequent lifting of a minimum of 50 lbs. Requires intermediate skills with Microsoft Office Suite, ability to manage multiple projects and make decisions. May be the only maintenance staff member on duty during certain shifts; may be required to work extended periods of time without relief when responding to priority/emergency situations (including overtime‑type assignments).
