Service Manager

It's 7 a.m. on a Monday and you've got two service requests from the weekend sitting in the queue, a unit turning this week, and a contractor showing up at nine to work on building exteriors. That's a normal morning at West Pointe Apartments, and this role is built for someone who can triage all of it without losing composure. The Work West Pointe is a 100-unit residential community in Burlington, NC, currently being built out under Van Metre's portfolio. As Service Manager, you'll oversee one Maintenance Technician and report to both the Property Manager and the Director of Facilities. The scope is hands-on and operational. You're managing daily service requests, coordinating the make-ready process for vacant units, scheduling vendors, meeting with contractors, and keeping the preventative maintenance program on track. HVAC maintenance, repair, and replacement fall squarely in your lap, as does carrying the 24-hour emergency maintenance schedule. That last part is real: after-hours calls happen, and this position requires someone who's comfortable with that reality. Beyond the day-to-day, you'll manage the facility side of the budget, submit weekly reports to the corporate office, and stay current on OSHA standards and any state or federal compliance programs the property is subject to. Work also includes hands-on repairs across electrical, plumbing, carpentry, appliance repair, and painting, so this is a working supervisor role, not a desk job with a title. What You Bring At least 3 years of maintenance experience, or equivalent formal training EPA Certification (required) CPO Certification (required) Prior supervisory experience (preferred) Working knowledge of HVAC systems and electrical circuitry Solid skills in appliance, electrical, and plumbing repair Current knowledge of OSHA, building codes, and safety standards Your own basic tools and the ability to use them safely Valid driver's license The interpersonal side of this job matters too. You'll interact with residents, visitors, and contractors regularly, and how you handle a frustrated resident waiting on a repair reflects directly on the property. If you've owned that process before, including managing the punch list, coordinating vendors, and keeping the timeline tight, that experience will matter more than anything else you bring to the interview. Van Metre offers a base salary between $58,240 and $62,400 annually, with up to $5,000 in annual bonus potential paid quarterly.
