Maintenance Supervisor

Maintenance Supervisor The Maintenance Supervisor is responsible for all maintenance operations of the community, including service requests, preventative maintenance, personnel management, compliance with safety standards, and customer service. The role works alongside the Community Manager to oversee staff and vendor activities. Essential Duties & Responsibilities Maintain and schedule maintenance activities, ensuring daily onsite attendance. Coordinate, schedule, and respond to resident and management requests and work orders. Ensure repairs and replacements for community common areas and units are completed. Inspect grounds, buildings, and other features daily to identify and correct hazardous conditions. Manage inventory of maintenance supplies, adhering to budget guidelines. Implement and maintain a preventative maintenance program to extend equipment life and minimize repairs. Maintain a well‑organized, OSHA‑compliant maintenance shop and hazard communication program. Participate in unit inspections as requested. Maintain accurate records of service requests, EPA/OSHA standards, preventative maintenance, make‑ready status, and work in progress. Assist with upkeep and cleaning of office, common areas, and model unit. Respond to on‑call emergencies at the community. Plan for and utilize property resources, equipment, and supplies economically. Direct maintenance, construction, and rehabilitation activities to ensure quality and expediency. Supervise, train, and schedule maintenance staff; monitor daily progress and provide assistance. Collaborate with the Community Manager on employee performance evaluations. Promote staff harmony and quality performance through effective leadership. Deliver excellent customer service, ensuring timely service request turnaround. Uphold a favorable community image to achieve property objectives and public recognition. Enforce community policies as delegated by the immediate supervisor. Education & Experience High School Diploma or Equivalent. EPA & CPO certification required; HVAC experience desired. Basic computer skills and familiarity with on‑site software functions. Knowledge of Fair Housing Laws and OSHA requirements. Physical Requirements MS @ Small – Mid Sized Properties with smaller staff Regular movement between work sites, communicating with team members, using wrists, hands, and fingers in repetitive motions. Frequent relocation within tight and confined spaces, traversing flat and uneven terrain, ascending/descending stairs, ladders, ramps, and step stools. Will be required to work overtime, weekends, and night hours for on‑call emergencies. Handling and moving objects over 100 lbs, operating machinery, power tools, motor vehicles, and golf carts. Exposure to outdoor weather elements and hazardous chemicals. Occasional prolonged standing or sitting. MS @ Large Sized Properties with large staff Similar movement and communication requirements as small properties. Frequent relocation in tight, confined, overhead and reach positions. Operating machinery, power tools, motor vehicles, golf carts, and handling hazardous chemicals. Willingness to work overtime, weekends, and night hours for on‑call emergencies. Occasional prolonged standing/sitting, lifting and moving objects over 100 lbs. License / Equipment Reliable transportation is required due to on‑call emergency responsibilities. Compensation & Benefits Salary Range: $25 per hour to $28 per hour.
