Estimator - Real Estate Developer

If you’re an experienced estimator who wants to move closer to the investment decisions behind major residential projects, this is an opportunity to have a real influence on what gets acquired, developed and built. We’re working with a national, vertically integrated real estate owner and developer with a portfolio spanning multiple states. You’ll work closely with Preconstruction and Project Management leadership, building the budgets and cost models that inform acquisitions and capital projects ranging from major renovations to large-scale new developments. This is a role for someone who wants more than producing estimates. You’ll have visibility into investment decisions, work directly with senior leadership and have the opportunity to help modernize how estimating is done, including the adoption of AI and emerging technology. What you’ll be doing Develop conceptual budgets, detailed estimates and cost models from acquisition through construction Define scopes and assess costs for residential renovation, rehabilitation, repositioning and new construction Review drawings, identify cost risks and provide value engineering recommendations Support procurement, bid leveling, subcontractor/vendor evaluation and buyout Present budgets, assumptions and cost analysis to senior leadership Travel to assets nationwide to evaluate existing conditions and project requirements Help build and manage additional estimating resources as the function grows Explore and implement AI-enabled tools and workflows to improve estimating accuracy, efficiency and consistency What you’ll bring 5+ years of estimating/preconstruction experience Strong multifamily residential renovation/rehabilitation experience; affordable housing or LIHTC exposure preferred Ability to independently build and defend sophisticated budgets and cost models A genuine interest in AI and how it can be practically implemented within estimating and preconstruction Willingness to travel regularly nationwide Benefits include Unlimited PTO Choice of medical plans with low premiums 401k with match #J-18808-Ljbffr Hudson Cooper Search
