Maintenance Supervisor - Avana on the Platte

Maintenance Technician The Maintenance Technician will oversee and perform technical and mechanical work to maintain the cleanliness, safety, and functionality of the community's buildings and common areas. Job Description Assist and complete work orders from resident requests and routine upkeep; diagnose defects and make repairs per policies and safety standards. Oversee the "make‑ready" process for vacant apartments including pre‑move‑out inspections, punch lists, vendor scheduling, material procurement, maintenance tasks, and final inspection. Develop and enforce cleanliness and appearance standards for grounds, amenities, building exteriors, unit interiors, signage, parking, and other common areas to reflect Greystar standards. Inspect work performed by internal service team members and contractors to verify quality and compliance; develop corrective action plans as needed. Maintain inventory of spare parts and maintenance materials; collaborate with Community Manager to order supplies within budget. Complete monthly preventative maintenance procedures per Policy and Procedure Manual. Assist Community Manager in developing budgets for repair, maintenance, and capital projects. Support cost‑cutting and expense control by fixing parts when possible and using tools responsibly. Conduct scheduled safety meetings, keep MSDS sheets current, and stay informed on OSHA and related regulations. Demonstrate customer service by treating residents respectfully, handling complaints efficiently, and responding courteously to team and residents. Qualifications High school diploma, GED, or equivalent experience. Experience in property‑management or building maintenance, or related trade. Own hand tools and proficient in using hand tools, power tools, and measuring devices safely. Logical thinking skills for diagnosing and correcting problems. Strong customer‑service and interpersonal communication skills. Proficiency in reading, writing, and communication; ability to act as first point of contact. Computer skills: internet, word processing, spreadsheets, database management; property‑management system experience preferred. Mathematical skills for basic calculations. EPA TypeI andII or Universal certification if working on sealed HVAC or refrigerants. All required State and Local certifications; valid driver’s license if required for golf‑cart operation. Travel & Physical Demands Stand, walk, sit for extended periods; bend, stoop, climb ladders, reach, carry, crawl in confined areas. Work inside and outside in all weather conditions. Lift, carry, or maneuver up to twenty‑five pounds independently and up to fifty pounds with assistance. Local travel for business meetings or training as required. Flexible schedule including evenings, weekends, and holidays. Compensation & Benefits Hourly rate: $33–$35. Potential eligibility for bonus programs (quarterly, monthly, or annual).
