Position Summary

The Commercial Property Manager will oversee the day-to-day operations of a portfolio of commercial office and retail properties. This position is responsible for property maintenance, tenant relations, vendor management, capital improvement projects, lease compliance, budgeting, and overall property performance. The ideal candidate is hands-on, proactive, and experienced in managing commercial real estate assets while delivering exceptional tenant service.

Key Responsibilities

• Manage the daily operations of commercial office and retail properties.

• Build and maintain strong tenant relationships while ensuring high tenant satisfaction.

• Coordinate maintenance, repairs, inspections, and vendor services.

• Oversee tenant improvements, suite turnovers, and capital improvement projects.

• Prepare and manage operating budgets, expense reports, and financial performance.

• Monitor rent collections, lease compliance, and tenant insurance requirements.

• Solicit, evaluate, negotiate, and manage vendor contracts and service agreements.

• Ensure compliance with lease agreements and applicable local, state, and federal regulations.

• Oversee building systems, including HVAC, roofing, electrical, plumbing, parking lots, and general property maintenance.

• Identify and mitigate property risks while maintaining high operational standards.

• Collaborate with ownership, leasing, and accounting teams to maximize asset value.

• Respond promptly to tenant concerns and emergency situations.

• Travel regularly between assigned properties and maintain an active on-site presence.

Qualifications

• Bachelor's degree in Business, Real Estate, Property Management, or a related field is preferred but not required.

• 3+ years of commercial property management experience.

• Strong knowledge of commercial leases, budgeting, and building operations.

• Experience managing vendors, maintenance projects, and capital improvements.

• Proficiency with Microsoft Office and property management software such as Yardi .

• Excellent communication, organizational, and problem-solving skills.

• Valid driver's license and the ability to travel between properties.
