Superintendent (Residential Construction) - Job DescriptionJob Summary

The Superintendent is responsible for overseeing the day-to-day field operations of residential construction projects from mobilization through final completion. This role ensures projects are built safely, on schedule, within budget, and according to quality standards. The Superintendent will manage subcontractors, coordinate site activities, enforce construction standards, and serve as the primary field representative for Genesis Builders.

The ideal candidate has strong residential construction experience, excellent leadership skills, and the ability to manage multiple trades while maintaining project schedules and quality expectations.

Key ResponsibilitiesField Operations & Project Execution

• Manage daily jobsite operations from site preparation through project completion and turnover

• Supervise subcontractors, vendors, and onsite personnel to ensure work is completed according to plans, specifications, and schedule

• Review construction drawings, plans, and specifications to ensure proper execution

• Coordinate daily activities, inspections, deliveries, and trade sequencing

• Maintain project schedules and identify potential delays or conflicts proactively

• Conduct regular site walks to monitor progress, safety, quality, and workmanship

• Ensure all work complies with building codes, safety requirements, and company standards

Scheduling & Trade Coordination

• Develop and maintain short-term look-ahead schedules

• Coordinate subcontractor activities and ensure crews are properly sequenced

• Track project milestones and communicate progress updates to the Project Manager

• Identify schedule risks and implement solutions to keep projects on track

• Coordinate inspections and resolve field issues efficiently

Quality Control & Safety Management

• Perform quality inspections throughout all phases of construction

• Ensure construction work meets Genesis Builders' standards and client expectations

• Maintain a clean, organized, and safe jobsite environment

• Enforce safety policies and OSHA requirements onsite

• Document deficiencies and ensure timely completion of punch list items

• Support final walkthroughs and project closeout activities

Communication & Documentation

• Conduct daily and weekly site meetings with subcontractors and project teams

• Maintain accurate project documentation, including:

  • Daily reports

  • Site logs

  • RFIs

  • Punch lists

  • Inspection records

  • Progress updates

• Communicate effectively with Project Managers, clients, architects, engineers, and subcontractors

• Escalate project issues, delays, and risks promptly with recommended solutions

Systems & Technology

• Utilize construction management software to track progress, documentation, and communication

• Maintain accurate records and workflows through project management platforms

Required Software Proficiency:

• Procore

• Smartsheet

• Bluebeam

• Microsoft Office Suite (Excel, Word, Outlook, Teams)

Qualifications

• 5+ years of experience as a Superintendent in residential construction

• Strong understanding of residential construction processes, sequencing, and trade coordination

• Ability to read and interpret construction drawings and specifications

• Experience managing subcontractors and field crews

• Strong leadership, communication, and problem-solving skills

• Ability to manage multiple priorities in a fast-paced construction environment

Required Skills

• Proficiency in Procore, Smartsheet, Bluebeam, and Microsoft Office Suite is must

• Strong knowledge of residential construction methods and best practices

• Excellent organizational and time-management skills

• Ability to identify and resolve field issues quickly

• Strong attention to detail and commitment to quality

• Effective written and verbal communication skills

• Ability to work independently while collaborating with project teams
