Inspector III (Renovations Team)

Salary Range $27 – $38 hourly (non‑exempt). Pay rates are based on education, skill, experience level and internal equity. Position Summary Perform the most complex residential and commercial inspections for compliance with all applicable building codes. This lead position is responsible for reviewing plans, approving construction documents, issuing permits, conducting investigations in response to fires or public complaints, and assisting staff with inspection issues and answering questions. Essential Functions Perform complex field inspections and record results, defect codes, and notes on commercial and residential projects to ensure compliance with all applicable codes. Issue notices of violations, including stop‑work orders, and follow up to ensure issues are addressed. Investigate complaints about potential code violations and conduct research on inspection history as needed. Meet with architects, engineers, contractors, town planners and other stakeholders throughout design and construction of projects. Prepare and analyze inspection reports, including collecting data and writing reports. Provide advice to design professionals, town planners, homeowners, the public and contractors regarding code compliance, procedures, and related issues. Serve on committees, task forces and other teams as requested. Ensure customer solutions, practices and procedures are carried out and objectives achieved. Complete assigned inspections to meet customer schedules. Assist fire personnel at emergency incidents when applicable. Provide front‑office support such as answering telephones, providing information to callers, and staffing service points as necessary. Experience Minimum of three years of inspection experience or five years in a construction trade. Education Associate’s degree in a related field. Combination of relevant education and experience accepted. Licenses and Certifications Ability to obtain a Level III certification in at least one construction trade or Level I or higher certification in four construction trades within one year of hire. Valid North Carolina or South Carolina Driver’s License. County Driving Privileges. Possibly Fire Inspector/Investigator license or American Institute of Certified Planners certification. Preferred Qualifications Bachelor’s degree in Construction, Engineering, Planning or related field. Knowledge, Skills and Abilities Knowledge of all applicable building, electrical, plumbing, mechanical, fire, zoning and related codes. Knowledge of applicable rules, laws and regulations.
