Assistant Community Manager

What You’ll Do Essential Job Functions Assist the Community Manager in managing day‑to‑day operations of the community, including compliance with Morgan’s Leasing, Marketing, Management, Operations, Maintenance, and Emergency Procedures manuals. Operate the office in a professional, clean, uncluttered, and well‑staffed manner. Maintain confidential office and resident files (paper and online) in accordance with Morgan standards. Coordinate with the Maintenance Supervisor and maintenance team on service requests, community maintenance, and cleanliness. Safeguard and ensure proper deposit and entry of all monies received on the community. Supervise the leasing team in the absence of the Community Manager. Comply with all training requirements for this position. Maintain and encourage excellent resident relations, including prompt attention to resident comments, complaints, and move‑in paperwork. Assist the Community Manager with the service team, ensuring timely completion of service requests and monitoring market‑ready apartments. Manage bookkeeping and rental collection: submit payables to accounting, assist in monthly financial preparation, collect rent and enforce lease compliance, assess move‑out conditions, and ensure Fair Housing and ADA compliance. Assist in marketing activities: understand the sub‑market, supervise leasing team tours and closing techniques, follow up on leads, and uphold fair housing standards. Perform all essential functions associated with the Leasing Consultant role as required. Work overtime as necessary to meet Morgan standards of customer service. Non‑Essential Job Functions Other tasks as assigned by supervisor that are not listed above. Physical Requirements Must be on feet 33%‑100% of the time. Perform bending, stooping, squatting, kneeling, and light lifting as required for office and community duties. May lift objects up to 50 lbs with assistance; occasional handling of 10‑25 lbs and frequent handling of Wear personal protective equipment when necessary. Vision Requirements Read and review reports, view computer screens, and review correspondence (100%). Frequent need to see small details. Frequent need to see objects beyond arm’s reach (33%‑50%). Hearing, Speaking, and Written Requirements Communicate by telephone and in person with staff, residents, vendors, and prospects (100%). Write clear and accurate communications to residents, staff, vendors, corporate, and prospects. Read, write, and understand English. Driving Requirements Use personal transportation for company business occasionally (~1%‑33%) and for after‑hour emergencies (~1%‑33%). Maintain a valid driver’s license, insurance, and registration. Operate outdoors frequently (33%‑50%) and occasionally expose to paint fumes, solvents, or adhesives. Use protective gear (N‑95 mask, gloves, eye protection) as needed. Qualifications Education: High School diploma or equivalent (required). Associates degree or higher (preferred). Experience: Minimum 2 years in property management or equivalent industry experience (required). Preferred: Demonstrated ability to work well with coworkers, supervisors, guests, vendors, contractors, and the public; strong organizational, verbal, and intermediate math skills; customer service and marketing skills.
