We are seeking a Property Manager to join our team at Kona Kai Apartments in beautiful Pueblo, Colorado. This is an exciting time to join the property, as we are undertaking significant capital improvements and renovations, in conjunction with ownership, to elevate the community for residents. This role is responsible for the professional management of the property and its personnel, requiring flexibility, strong organization, and close attention to detail.

The Property Manager's primary focus is maintaining and improving the property while monitoring its financial performance.

Responsibilities vary from day to day and week to week, but generally fall into the following areas:

Property Maintenance and Tenant Interaction

• Conduct regular property inspections and tenant visitations using our management software.

• Respond promptly and professionally to tenant inquiries, problems, and complaints, following

through to resolution.

• Coordinate and document move-ins for new tenants and move-out inspections for vacating

tenants.

• Maintain and update property condition reports (roofs, HVAC units, parking lots, etc.).

• Solicit bids and manage capital improvement projects, if necessary.

• Oversee the propertys active renovation and capital improvement initiative, coordinating

with contractors and ownership to keep the project on schedule and on budget.

• Coordinate tenant finish construction with contractors and on-site maintenance staff.

• Supervise contractors and maintenance staff on service and repair work.

• Assist in preparing rent commencement letters, delivery notices, and related tenant

documentation.

• Order and secure material deliveries to the property for ongoing projects.

• Take on other special projects and duties as assigned.

Vendor Administration

• Maintain certificates of insurance for tenants and vendors.

• Track service contract schedules by property.

• Maintain an updated list of preferred vendors by trade.

Rent Collections

• Monitor rent roll and accounts receivable aging; flag delinquent accounts promptly.

• Prepare and send past-due rent statements, late notices, and related correspondence.

• Communicate directly with delinquent tenants to resolve outstanding rent balances and arrange

payment plans where appropriate.

• Track and document all rent collection efforts for the property.

• Escalate unresolved rent delinquencies per client policy, including coordination with legal counsel

or collection agencies as needed.

• Report rent collection status and aging trends to management clients as part of monthly

reporting.

Property Reporting and Accounting

• Prepare and submit a daily report on property activity and status.

• Keep up with invoice entry on an ongoing basis.

• Prepare comprehensive monthly management reports for clients, including relevant analyses, if

requested.

• Prepare and manage annual operating budgets as it relates to income and service contracts

• Manage recurring utility billings (water, sewer, electric, etc.).

• Review annual expense reconciliations and manage related tenant correspondence.

Requirements

• 2–5 years of property management experience.

• Proficient in Microsoft Office (Excel, Word, Outlook).

• Experience with property management software required; experience with AppFolio preferred.

• Experience with real estate accounting software is a plus.

• Strong ability to prioritize multiple deadlines efficiently.

• Comfortable working both independently and collaboratively.

• Excellent organizational skills.
