Job Summary
We are looking for individuals to join our client’s team as Facilities Maintenance Mechanic. This position will be responsible for performing general maintenance and repair to facility and equipment which may involve electrical, plumbing, carpentry, painting and mechanical equipment repair or similar. Conducts routine preventive maintenance functions, completes work requests and responds to emergencies.
Job Description
The percentage of time spent performing essential functions is 95%. Qualified individuals must have the ability (with or without reasonable accommodation) to perform the following duties:
- Perform preventative maintenance, predictive maintenance and maintenance repairs on a wide variety of mechanical equipment and devices such as drive assemblies, pumps, fans, compressors, motors, engines, etc.
- Tear down units; determine extent of repairs and downtime; repair, reassemble and realign equipment according to manufacturer's specifications.
- Troubleshoot equipment malfunctions.
- Replace a variety of mechanical components to include motors, motor bases, shafts, bearings, pillow blocks, pulleys, propellers, seals, valves, couplings, drive assemblies, gears, pistons, heads, filters, belts, chains, etc.
- Replace electrical and electronic components to include limit switches, relays, switches, capacitors, resistors, circuit boards, etc. Repair various types of air and electronically operated automated doors and operators to include pedestrian, tunnel, swing, sliding and roll-up doors.
- Respond first to variety of calls, to include emergencies. Follow proper policies and procedures for confined space entry, building alarms, chemical spills, water incursions, etc.
- Provides first response to maintenance situations or conditions.
- Perform minor electrical, plumbing, HVAC and carpentry repairs required to maintain system operations.
- Use meters, gauges, and instruments to diagnose and test. Examples could include shock pulse meter, vibration meter, feeler gauges, volt/ohm meter, vacuum pressure gauge, micrometers, and calipers.
- Read and interpret blueprints, assembly instructions, sketches and schematics.
- Respond to calls when elevators are stuck and assist in removal of passengers from elevator.
- Interface with outside contractors and in-house shops in critical projects and work assignments.
- Determine materials required to perform assigned tasks and list materials used on proper department forms.
- Assist other crafts and trades in rigging and placing various items and equipment.

Skills Required
- 2+ years’ experience
- Customer service skills and strong communication skills.
- Must have initiative, ingenuity and drive to keep abreast of constantly changing technology.
- Mechanical aptitude and computer knowledge.
- Ability to read, comprehend and follow verbal and written instructions.
- Simple use formulas, charts, tables, drawings, specifications, schedules, wiring diagrams, together with the use of adjustable measuring instruments.
- Able to use basic mathematics equivalent to one to three years applied trades training.
- Mechanical training and one (1) year hands on job related experience in repair of stationery or mobile equipment required.
- Valid Driver's License required.
Preferred
- Five (5) years of experience in mechanical repairs, including electrical and plumbing trades, is preferred.
- Experience in operating tractors, forklifts, bucket trucks, high lifts and other types of equipment preferred.
- Experience with building automation systems, fire protection/detection systems and Computerized Maintenance Management Systems preferred.
- Experience in repair of conveyor systems such as decontamination, records transport, pneumatic tube systems, cart washing and kitchen systems preferred.
- Experience in the overhaul of natural gas and diesel fuel engines such as making repairs to cooling system, lubrication systems and controls on engines of various manufacturers preferred.
- Experience repairing electrical, hydraulic and manual types of medical equipment such as: beds, cribs, litters, and wheelchairs preferred. Experience fabricating angle iron, flat iron, and sheet metal as required to maintain system operations preferred.
- Experience operating gas, electric, and heli-arc welding equipment and power driven tools such as drill press, grinders, saws, etc. preferred.
Education/Certification/Training
- High School Diploma or Equivalency required.
Additional requirements
- Shift Time: 9:00 pm – 7:00 am
- Must be available to work nights, with coverage needed 7 nights per week. Overnight shifts may be rotated, with approximately 56 hours worked over a two-week period.
