The Position Manufactured Housing, RV Resorts, and Marinas are among the most under-professionalized asset classes in real estate — historically fragmented, light on operating discipline, and generally untouched by modern technology. brightSTAR exists to change that, and acquisitions is where it starts. We are scaling toward 10,000+ home sites and 25 destination outdoor communities valued at $750M+. To get there, our deal engine has to run faster and smarter than anyone else's in the industry. As our Acquisitions Analyst, reporting to the Director of Acquisitions, you will identify, underwrite, and help close the communities that fuel that growth. This is not a traditional analyst seat. We expect this role to work smarter than a conventional acquisitions analyst, not by working more hours, but by pairing rigorous underwriting judgment with modern tools and AI to screen deals faster, model more accurately, and surface the insights that win us the right communities at the right basis. Being AI-native is not a preference for this role. It is a requirement. What You'll Own Underwriting & Due Diligence: Conduct comprehensive underwriting and due diligence on prospective MHC, RV, and marina acquisitions, gathering property information, reviewing financials, rent rolls, leases, contracts, and title reports, and conducting site visits. Financial Modeling & Analysis: Build and present detailed financial models, including cash flow projections, return analyses, and key performance indicators. Develop, maintain, and continuously improve our underwriting templates. Think creatively through deal structures: seller financing, equity splits, phased closings, lease options to find ways to make deals work while protecting investor returns. Use AI to compress modeling cycles and improve accuracy. AI-Powered Deal Screening: Design and run AI-assisted workflows to triage inbound deal flow, extract and normalize messy seller data (rent rolls, T-12s, offering memoranda), and produce first-pass underwriting at a pace manual processes can't match. Market Research & Analysis: Conduct in-depth research on trends, opportunities, and risks across the MHC, RV, and marina sectors. Analyze demographic data, economic indicators, and regulatory changes to identify emerging high-growth markets before our competitors do. Deal Sourcing: Help identify acquisition targets through listing platforms, broker relationships, and off-market opportunities. Reporting & Communication: Prepare investment presentations for internal and external stakeholders. Communicate effectively with brokers, sellers, lenders, and third parties to gather information and move transactions forward. Pipeline & Database Management: Own the acquisition database: deal pipeline, transaction history, and property owner intelligence and keep it structured so the whole team moves faster. Collaboration: Work alongside Asset Management and Operations to ensure underwriting assumptions reflect operational reality, and support broader investment strategy as needed. Required Experience & Qualifications Bachelor's degree in Finance, Real Estate, Accounting, or a related field required. A minimum of 2 years of financial analyst experience is preferred but we hire for what you've built, not how long you've been building. Strong analytical and financial modeling skills with highly advanced proficiency in Excel. Experience with Argus, Crexi Intelligence, or similar real estate analysis tools is a plus. Demonstrated, hands‑on use of AI in real analytical work, not just enthusiasm for the space. You can point to a specific workflow you've redesigned around AI (Claude, ChatGPT, Copilot, Power BI, agentic automations, or a personal knowledge system) and quantify the time it saved. You'll be asked to demonstrate one live in the interview. You keep current on major releases from Anthropic, OpenAI, and Google, and can explain what you've adopted and why. Detail‑oriented with the ability to multitask in a fast‑paced, entrepreneurial environment. You act with urgency and consistently meet deadlines. Excellent written and verbal communication skills, including the ability to clearly articulate investment recommendations to senior management and investors.
