Community Manager (Lease-Up)- Central West End St. Louis

This role manages the day‑to‑day operation of an assigned property including managing the team, daily activities, and resources to achieve established budgeted financial and operational goals while ensuring compliance with company policies, fair housing, the Americans with Disabilities Act, the Fair Credit Reporting Act, and other applicable housing laws. Responsibilities Provide input into property budget development by analyzing financial statements, reviewing marketing information, and evaluating operational reports. Meet targeted revenues by setting rent rates, ensuring timely collection of rent and fees, making bank deposits, and preparing monthly financial status reports. Approve invoices from vendors, contractors, and service providers, reconciling work performed, validating insurance certificates, coding charges to proper accounts, and coordinating communication among vendor, accounting, and client/owner. Control expenditures to stay within approved budget limits and maintain the petty cash fund. Oversee lease enforcement, approve resident applications, discounts, renewal leases, conduct periodic inspections, enforce notice requirements, manage evictions, and collect late fees and charges in accordance with lease terms. Gather, analyze, and interpret current market trends to implement short‑ and long‑term marketing and leasing strategies to achieve occupancy and revenue goals. Promote resident satisfaction and retention by addressing complaints and requests promptly and ensuring maintenance staff completes resident service requests to company standards. Conduct regular property inspections and take necessary actions to maintain safety, cleanliness, and appearance of the property, grounds, buildings, and amenities. Supervise property staff through interviewing, hiring, orienting, training, and performance management in accordance with company policies and practices. Assist in managing client/owner relationships by meeting owners, conducting property tours, providing performance updates, and responding to owner requests. Complete accounting, financial, administrative, and other reports and perform additional duties as assigned. For California only: manage the lease process using the California Lease File Checklist to ensure documents are complete and compliant. Basic Knowledge & Qualifications Bachelor’s degree in Business Management, Real Estate, or related field preferred. 4–6 years of relevant experience demonstrating property management, sales, marketing, and customer service skills necessary to manage apartment community operations. Ability to manage multiple priorities in a fast‑paced environment. Excellent communication, conflict resolution, and customer service skills. Detail‑oriented and self‑motivated, capable of working independently and collaboratively as a team leader. Specialized Skills All licenses and certifications required by state and local jurisdictions. Valid driver’s license to operate a golf cart and ensure on‑site staff with access to the golf cart also have licenses. Proficiency in internet, word processing, spreadsheet, and database programs for reporting and documentation. Strong proficiency in property management software (preferably Entrata, Yardi, and/or OneSite). Management and supervisory skills to hire, lead, direct, evaluate, and manage subordinate and team members, including maintenance specialists. Travel / Physical Demands Work in office environment with occasional exposure to outdoor elements; must access all exterior and interior parts of the property. Must be able to push, pull, lift, carry, or maneuver weights of up to 20 pounds independently and 50 pounds with assistance. Routine, local travel may be required for bank deposits, training, outreach events, or other tasks related to daily responsibilities. Salary range: $80,000–$85,000. Additional Compensation Corporate positions: eligible for quarterly or annual bonus based on individual and company performance. On‑site property positions: eligible for weekly, monthly, and/or quarterly bonus programs.
