Come join the Boyle team!Position OverviewTitle: Construction ManagerReports to: Vice President of Preconstruction ServicesThe Construction Manager acts as the owner’s representative and is responsible for providing agency construction management services to ensure projects are delivered on schedule, within budget, and in compliance with agency standards, contracts, and regulatory requirements. This role involves managing contractors, monitoring progress, resolving field issues, and communicating effectively with stakeholders to achieve project objectives.Essential Duties & Responsibilities: Include, but are not limited to:Represent the client’s interests throughout the life of the project.Work closely with Vice President of Preconstruction Services, Project Executives, Sr. Project Managers, Project Managers, and Project Coordinators on agency CM projectsAssist with preconstruction activities, including:Constructability reviewsCost estimatingValue engineeringSchedule developmentLogistics DevelopmentUtility company coordinationPrime contractor scope of work developmentLead or support the procurement process, including contractor selection, bid analysis, and contract negotiation.Assist with CM Agency project design phase and Scope of Work (SOW) developmentAssist or lead all of bidding and estimatingPreparing Bid TabulationsCoordinate with permitting authorities and ensure compliance with regulatory requirements.Coordinate and lead meetings with clients, contractors, architects, engineers, and other consultants.Monitor construction progress to ensure adherence to contract documents, quality standards, and timelines.Manage project scope, schedule, and budget in alignment with client objectives.Track project costs and manage change orders, ensuring transparency and budget control.Administer project documentation, including RFIs, submittals, meeting minutes, and progress reports.Manage and coordinate with all client project vendorsManage and coordinate all construction testing with the selected consultantManage and coordinate all Municipal building and site inspectionsIdentify and mitigate risks and issues impacting project success.Periodic site safety inspections and PPE enforcementShop drawing review, logging, and distributionAssist in managing the execution of all construction activitiesInspect and review projects to monitor compliance with building and safety codes, and other regulationsParticipate in all closeout and lessons learned meetingsLead project closeout activities including punch lists, occupancy permits, final documentation, and warranty transition.Assist with generating new and repeat businessParticipate in proposal and presentation preparationAttend and participate in client presentationsAttend various business functionsEssential Physical Requirements and Working Conditions:The physical requirements listed are representative of those necessary to successfully perform the essential functions of this job, with or without reasonable accommodation.Ability to work in environments that may include exposure to fumes, odors, chemicals, sawdust, ash, and other construction-related conditions.Ability to work in environments with varying noise levels, typically ranging from approximately 30 to 85 decibels, with appropriate protective equipment provided as required.Ability to navigate construction and office environments, including walking on uneven surfaces, climbing stairs, ladders, scaffolding, or similar structures when necessary.Ability to remain in a stationary position, either sitting or standing, for extended periods, which may comprise up to approximately 50% of the workday.Ability to operate a motor vehicle and maintain a valid driver's license.Ability to safely lift, carry, push, and/or pull materials and equipment weighing up to 30 pounds on an occasional basis.Ability to perform physical movements such as bending, twisting, reaching, stretching, kneeling, crouching, and working in confined or restricted spaces as required by the job.Reasonable accommodations may be made to enable qualified individuals with disabilities to perform the essential functions of the position in accordance with applicable law.We are an Equal Opportunity Employer and prohibit discrimination of any kind. This job description is not intended to create an employment contract and does not alter the at-will nature of employment.Qualifications and Other Skills and Abilities:Minimum of 5 years of experience in the construction industry required.Strong knowledge of construction costs, scheduling, sequencing, and design coordination.Strong knowledge of commercial construction methods, scheduling, estimating, budgeting, contracts, and risk management.Very strong English oral & written communication skills are a must.Familiarity with permitting, review, and inspection procedures.Ability to anticipate scheduling issues and propose effective solutions.Excellent organizational skills with the ability to manage multiple tasksExcellent leadership, negotiation, and conflict-resolution skills.Capable of prioritizing work, meeting deadlines, and maintaining workflow despite interruptionsProficiency with Microsoft Office, Procore, Bluebeam, Microsoft Project, and construction management software.Dependable, punctual, and professional, with a strong work ethicValid driver’s license required; must be able to pass a pre-employment physical and drug screening #J-18808-Ljbffr Priority Dispatch Corp.
