Position Summary

The Project Manager is responsible for the overall planning, execution, financial performance, and successful delivery of large-scale chilled water-cooling system projects supporting hyperscale data centers and mission-critical facilities. This role will manage all phases of mechanical construction, including engineering coordination, procurement, fabrication, installation, commissioning support, and client management.

The ideal candidate possesses extensive experience managing complex chilled water and hydronic piping systems within data center, semiconductor, advanced manufacturing, or industrial facility environments. This individual will be responsible for driving project performance while maintaining Greenberry's standards for safety, quality, budget, and schedule execution.

Essential Responsibilities

Project Leadership & Execution

• Lead all project phases from preconstruction through startup, commissioning, and final turnover.
• Develop and manage project execution plans, schedules, budgets, staffing plans, and procurement strategies.
• Coordinate construction activities involving:
  • Chilled water distribution systems
  • Central utility plant (CUP) infrastructure
  • Mechanical equipment installations
  • Hydronic piping systems
  • Large-diameter carbon steel and stainless-steel piping
  • Pumping and heat exchange systems
  • Cooling equipment and supporting utilities
• Establish project goals and performance metrics to ensure successful execution.

Financial Management

• Manage project budgets, forecasting, cost reporting, and earned value performance.
• Track productivity, labor utilization, equipment costs, and subcontractor performance.
• Review project financial status and develop recovery strategies when necessary.
• Negotiate and manage subcontract agreements, purchase orders, and vendor commitments.
• Identify and pursue change order opportunities while mitigating project risk.

Client & Stakeholder Management

• Serve as the primary point of contact for owners, general contractors, design firms, and key stakeholders.
• Lead project meetings, progress reviews, and executive-level reporting.
• Maintain strong client relationships through proactive communication and successful project delivery.
• Support business development efforts by identifying future project opportunities.

Engineering & Construction Coordination

• Collaborate with engineering teams to resolve design challenges and optimize constructability.
• Review and interpret:
  • Mechanical drawings
  • P&IDs
  • Isometrics
  • BIM models
  • Specifications
  • Equipment submittals
  • Commissioning documentation
• Coordinate material procurement, fabrication activities, and installation sequencing.
• Work closely with commissioning teams to support system startup and turnover.

Safety & Quality Leadership

• Champion Greenberry's safety culture and ensure compliance with OSHA regulations and owner-specific safety requirements.
• Lead pre-task planning, hazard assessments, and safety reviews.
• Ensure quality management processes are followed throughout project execution.
• Verify all testing, flushing, pressure testing, balancing, and startup activities meet project requirements.

Required Qualifications

• Minimum 10 years of project management experience in mechanical, piping, industrial, or HVAC construction.
• Minimum 5 years managing chilled water or hydronic piping systems for mission-critical facilities.
• Demonstrated experience delivering large-scale data center construction projects.
• Strong understanding of:
  • Chilled water systems
  • Central utility plants (CUPs)
  • Hydronic distribution systems
  • Mechanical equipment installations
  • Commissioning and startup processes
  • Construction means and methods
• Proven experience managing projects exceeding $20 million in value.
• Strong financial, contractual, and risk management skills.
• Ability to lead multidisciplinary construction teams in fast-paced project environments.
• Excellent communication, leadership, and client relationship management skills.
• Proficiency with:
  • Primavera P6
  • Microsoft Project
  • Viewpoint
  • Bluebeam

Preferred Qualifications

• Bachelor's degree in Construction Management, Mechanical Engineering, Engineering, or related field.

• Class A ACR license

• Experience supporting hyperscale data center developers such as Google, Meta, Microsoft, Amazon Web Services, Oracle, or similar mission-critical organizations.
• Experience with semiconductor, advanced manufacturing, or high-tech construction projects.
• Project Management Professional (PMP) certification.
• Knowledge of commissioning processes within mission-critical environments.

Physical Requirements

• Ability to travel throughout project sites and construction environments.
• Ability to climb ladders, access elevated work areas, and navigate active construction sites.
• Ability to perform site walks and inspections in varying weather conditions.
• Must be able to comply with all project-specific safety requirements and personal protective equipment standards.
