Property Services Manger

Carmel Realty Company Property Management is seeking an experienced and motivated Property Services Manager to oversee maintenance operations and property support for our Vacation Rental, Estate Management, Commercial, and Long-Term Rental divisions. This position is responsible for ensuring our portfolio of luxury properties is maintained to the highest standards while providing exceptional service to homeowners, tenants, guests, and internal team members.

The ideal candidate will possess a strong understanding of residential property systems and maintenance, excellent organizational and communication skills, and the ability to manage multiple projects, vendors, and priorities in a fast-paced environment. This individual must be a proactive problem solver, capable of overseeing day-to-day property operations while developing long-term maintenance strategies that protect and enhance our clients' assets.

Duties and Skills to Include:

• Oversee the maintenance and operational readiness of a portfolio of luxury residential, vacation, long-term, estate management, and commercial properties. 
• Coordinate and manage all property maintenance, repairs, preventative maintenance programs, and capital improvement projects. 
• Serve as the primary point of contact for homeowners, tenants, guests, vendors, and internal staff regarding property-related matters. 
• Develop and maintain relationships with contractors, service providers, and vendors to ensure timely, high-quality work.
• Conduct regular property inspections and identify maintenance and safety before they impact the homeowner or guest experience. 
• Prepare repair estimates, obtain bids, review invoices, and monitor project budgets. 
• Coordinate emergency response efforts and troubleshoot urgent property issues, including after-hours situations when necessary. 
• Oversee inventory management, supply procurement, and property readiness standards across all managed properties. 
• Work closely with Vacation Rental, Estate Management, Commercial, and Long-Term Rental teams to ensure exceptional service and seamless property operations. 
• Maintain accurate records of maintenance history, vendor information, project status, and property-specific requirements. 
• Assist in developing and improving operational procedures, maintenance standards, and property management best practices. 
• Strong knowledge of residential systems including HVAC, plumbing, electrical, appliances, irrigation, security systems, smart home technology, and general construction practices. 
• Ability to diagnose property issues, determine appropriate solutions, and coordinate corrective action. 
• Excellent organizational, communication, and problem-solving skills with the ability to prioritize multiple projects and deadlines. 
• Comfortable working in a fast-paced environment while managing multiple properties and stakeholder expectations. 
• Must be professional in appearance, polished in communication, and committed to providing premier customer service to our high-end clientele. 
• Knowledge of the Carmel, Pebble Beach, and Monterey Peninsula markets is highly desirable. 
• Valid driver's license and reliable transportation required; mileage reimbursement provided. 
• Flexibility to respond to occasional weekend, holiday, and after-hours property emergencies. 
• This is a full-time position with benefits. Compensation commensurate with experience.
