Construction Maintenance Techn I Oklahoma Tourism and Recreation Department Job Type: Full time Compensation: $36K Basic Purpose: This position assumes responsibility for the construction, maintenance and repair of buildings, grounds, and other state and federal owned property and resources. Major duties include minor mechanical, electrical and plumbing work; installing and repairing flooring systems, roofing systems, windows, doors and door hardware; sheetrock and painting; installing ceiling grid and tiles; organizing and maintaining the warehouse; and assisting licensed tradesman with general maintenance duties. Essential Functions: Performs carpentry work in construction, renovation or maintenance of buildings; erects and maintains scaffolds, forms, frames, fences and other structures; installs and repairs flooring systems, interior walls, ceiling grid and tile, partitions, windows, screens and other fixtures; fits and glazes glass in windows and doors; maintains and repairs roofing systems including flashing and guttering. Installs, replaces, alters, maintains and repairs plumbing fixtures such as sinks, toilets, urinals, traps and faucets; assists the plumber with major repairs and renovations. Cleaning duties including sweeping, dusting, mopping, vacuuming, emptying trash and cleaning restrooms. Maintains an accurate inventory of supplies and equipment; completes necessary logs and reports; submits work orders on time in accordance with policy and procedures. Moves furniture and equipment as directed; loads and unloads materials, supplies and equipment. Maintains and repairs light fixtures, receptacles and switches; replaces light bulbs; maintains generators and motors; oils and cleans motors; troubleshoots and makes electrical repairs not requiring a license; performs minor repairs to heating, refrigeration and air‑conditioning equipment. Installs and maintains locks and other security devices; repairs or replaces tumblers, springs and other parts; installs, alters and repairs doors and door hardware. Preps and paints interior and exterior walls, doors, trim and other surfaces. Assists with regular and routine preventative maintenance on building systems and components (e.g., changing filters, replacing belts, cleaning coils, repairing/replacing flush valves, changing bulbs and ballasts). Provides timely information to others about tasks and projects to help resolve common issues. Cleans carpeting and tile; maintains neat and orderly buildings. Assists licensed tradesmen in their trades. Operates, maintains and repairs construction and maintenance equipment such as trucks, tractors, aerial lifts, UTVs, forklifts, mowers and edgers. Knowledge, Skills and Abilities: Knowledge of construction trade principles, methods, materials and equipment, occupational hazards and safety precautions. Basic knowledge of mechanical, electrical and plumbing trades. Skilled with power tools and equipment and able to follow written and oral instructions. Ability to analyze maintenance needs, set priorities for crews, communicate effectively orally and in writing, and maintain working relationships. Education and Experience: Two years of experience in one or more building trades or an equivalent combination of education and experience. Licenses/Certificates: None required. Physical Requirements: Able to lift/carry a minimum of 40 pounds. Able to stand for long periods. Able to climb ladders and stairs. Able to work outdoors in all weather conditions.
