About the Opportunity
Keystone Management is seeking an experienced Director of Facilities and Maintenance to lead a high-performing, 24/7 facilities operation in Boston and support other assigned facilities.
This is a highly visible leadership role for an experienced facilities professional who can balance people leadership, technical operations, client relationships, contract performance, safety, compliance, and financial accountability.
The Director will provide strategic oversight of maintenance and facility operations while ensuring critical building systems, assets, employees, vendors, and client requirements are managed effectively. This individual will also serve as a key representative of Keystone Management with clients, airport officials, regulatory agencies, contractors, and other stakeholders.
What You’ll Do
Lead Facilities Operations
- Provide strategic leadership and oversight for a 24/7 facilities and maintenance operation.
- Direct preventive and corrective maintenance programs across mechanical, electrical, plumbing, HVAC, life/safety, structural, and other critical building systems.
- Oversee work orders, scheduling, prioritization, emergency response, and day-to-day maintenance activities.
- Establish standards for preventive maintenance, asset lifecycle management, facility reliability, and operational continuity.
- Identify opportunities to improve facility performance, sustainability, efficiency, and cost effectiveness.
- Oversee maintenance activities involving critical infrastructure, specialty equipment, and client-specific systems.
Own CMMS & Asset Performance
- Provide overall ownership and governance of the Computerized Maintenance Management System (CMMS).
- Ensure the accuracy and integrity of asset records, work orders, preventive maintenance programs, reporting, and performance metrics.
- Use operational data and KPIs to monitor performance, identify trends, and drive continuous improvement.
- Ensure maintenance programs support asset reliability, regulatory compliance, contract performance, and reduced downtime.
Lead & Develop the Team
- Lead, mentor, and develop maintenance employees working across 1st, 2nd, and 3rd shifts.
- Establish clear expectations for performance, accountability, safety, quality, and customer service.
- Support recruitment, onboarding, performance management, coaching, recognition, and succession planning.
- Build a culture centered on ownership, teamwork, accountability, and professional development.
- Ensure appropriate staffing and resources are available to support operational requirements.
Manage Client & Stakeholder Relationships
- Serve as a primary point of contact for airport officials, clients, vendors, contractors, and other key stakeholders.
- Build and maintain strong client relationships while ensuring operational performance aligns with client expectations and business goals.
- Represent Keystone Management in executive-level discussions with client leadership, regulatory agencies, contractors, and vendors.
- Provide timely communication, reporting, issue resolution, and escalation management.
- Deliver operational and financial updates to clients and executive leadership, including key metrics, project status, and budget performance.
Oversee Contract Performance & Compliance
- Serve as the management representative for contractual, operational, and administrative requirements across assigned accounts.
- Monitor contract performance, service level agreements, KPIs, compliance obligations, and operational commitments.
- Serve as a key point of contact for client audits, inspections, regulatory reviews, and performance reporting.
- Maintain required management-level reporting, certifications, compliance documentation, and corrective action plans.
- Oversee applicable access control, credentialing, badge administration, key control, and security documentation requirements.
- Coordinate with clients, regulatory agencies, vendors, contractors, and internal teams to ensure contractual and operational requirements are completed accurately and on time.
- Lead the resolution of significant client, compliance, contractual, and operational issues.
Champion Safety & Risk Management
- Promote and maintain a strong safety-first culture.
- Ensure compliance with OSHA requirements, airport policies, company procedures, and contractual standards.
- Enforce company safety programs and proactively identify and mitigate operational risks.
- Develop and implement corrective action plans when safety, maintenance, compliance, operational, or client performance deficiencies are identified.
Manage Budgets & Resources
- Manage operating and capital budgets while maintaining high service standards.
- Monitor expenditures, inventory, resources, and financial documentation.
- Oversee vendor contracts, procurement activities, and vendor performance.
- Balance operational requirements with cost control and financial accountability.
What We’re Looking For
- Bachelor’s degree in business, Facilities Management, Engineering, or a related field, or an equivalent combination of education and experience.
- Advanced degree preferred.
- 7–10 years of progressive facilities management experience, including leadership experience at the Manager or Director level.
- Strong knowledge of mechanical, electrical, plumbing, HVAC, safety, structural, and other building systems.
- Experience leading preventive and corrective maintenance operations.
- Proven experience managing operating and capital budgets.
- Strong experience with CMMS platforms and Microsoft Office.
- Ability to manage KPIs, service levels, compliance requirements, and operational performance.
- Experience working with clients, vendors, contractors, regulatory agencies, and senior-level stakeholders.
- Strong communication, critical-thinking, organizational, and problem-solving skills.
- Ability to balance strategic leadership with hands-on operational execution.

Work Environment & Physical Requirements This is a full-time position requiring flexibility to support a 24/7 operation. The Director may need to be present across various shifts depending on operational, project, client, or team needs. The position may require:
- Standing and walking for extended periods, including long distances within an airport environment.
- Walking on level, uneven, or slippery surfaces.
- Reaching, bending, kneeling, twisting, squatting, and stooping.
- Climbing ladders.
- Operating computers, office equipment, and tools.
- Lifting, carrying, pushing, or moving equipment, tools, and supplies weighing up to 50 pounds.
- Working around mechanical, electrical, and noise hazards.
- Exposure to varying or inclement weather conditions.
- Remaining effective during high-pressure or emergency situations.
- Driving as required for business operations.
