This exciting opportunity is ideal for a driven housing professional who thrives in a fast-paced environment, enjoys building something from the ground up, and is passionate about creating exceptional resident experiences. As the community's first Property Manager, you'll play a critical role in achieving aggressive lease-up goals while establishing a strong foundation for long-term operational success.**What You'll Do*** Lead the lease-up and day-to-day operations of a new 107-unit LIHTC affordable housing community.* Drive leasing performance through outreach marketing, networking events, open houses, and community partnerships.* Ensure compliance with LIHTC regulations and affordable housing program requirements.* Manage property financial performance, including budgeting, rent collections, reporting, and expense control.* Recruit, train, coach, and lead on-site team members while fostering a positive team culture.* Maintain exceptional curb appeal, resident satisfaction, and operational standards throughout the community.* Collaborate with construction, compliance, maintenance, and corporate teams during the final construction and stabilization phases.**What You'll Bring*** 1-3 years of direct Property Manager experience within a LIHTC community* Strong LIHTC experience with a solid understanding of affordable housing compliance requirements.* Lease-up experience preferred, including executing marketing strategies and meeting occupancy deadlines.* Experience with RealPage or similar property management software preferred.* Self-motivated, highly organized, and able to manage multiple priorities while working independently.* Excellent communication and relationship-building skills with residents, team members, and community partners.* Valid driver's license, reliable transportation, and ability to travel locally for business purposes.* Availability to work occasional evenings and weekends during lease-up activities, resident events, and open houses.**Compensation & Benefits*** Competitive salary of $65,000-$75,000 annually based on experience.* Quarterly discretionary bonus opportunities.* Medical, dental, and vision insurance to support you and your family.* Company-paid short-term and long-term disability coverage.* 401(k) with up to a 6% company match.* 18 days of paid time off annually to support work-life balance.* 11.5 paid holidays each year.* Paid parental leave for growing families.* Lifestyle Spending Accounts to support your personal wellness goals.* Pet insurance and gym reimbursement programs.* The opportunity to play a key role in launching one of Atlanta's newest affordable housing communities while making a meaningful impact in the lives of residents.Ready to help bring Residences at Chosewood to life?
