Assistant Property Manager - Azalea Park

Job Type Full‑time Responsibilities Accountable for the property budget as set forth in Company guidelines Leasing apartments at optimum rent levels and keeping vacancies to a minimum Converting walk‑in prospects into secured leases Converting telephone calls and emails to appointments Maintaining a waiting list and following up on waiting list applicants Follow up on Guest Cards by letter, telephone, and email Screening applicants and reviewing credit reports, employment and rental references Lease preparation Move‑in orientations and maintaining the Move‑in List Handle subleases, renewals, extensions, and vacating notices Preparing prospect kits, move‑in kits, move‑out kits, and other promotional materials as needed Promoting Preferred Employer Plan Maintain the Resident Renewal Program Proactively solicit residents' input and opinions regarding their residency Making recommendations regarding resident programs and/or policies to Management Strategizing to maximize resident retention Facilitating a resident environment that permits peaceful and quiet enjoyment Working in partnership with residents and the community to determine solutions and accomplish goals Maintaining a twenty‑one‑day letter file and initiating relevant letters Leasing Office Operations – ensuring policy and procedure are followed, maintaining a professional and attractive appearance in the rental office, daily file maintenance, answering telephones, arranging utility connections, and maintaining the utility ledger Walking vacant and inspecting ready units as necessary; walking the property and performing property work as needed Follow up on general complaints including pet violations, resident handbook violations, auto violations, noise violations, and other miscellaneous resident complaints in compliance with the Customer Service Program Collecting delinquent rent, checking apartments for skips, handling move‑out processing, and maintaining the Availability Roster Coordinating with service on turnover scheduling; setting availability dates and working on delinquencies Entering resident rent payments into MRI and making bank deposits Reviewing all paperwork prepared by leasing staff Enforcement of guest card procedures and follow‑up Informing proper authority of trespassers and solicitors on property Assisting with and promoting social activities as needed Other duties as assigned Educational and Experience Requirements High School Diploma or equivalent Outstanding sales ability and one year of leasing experience in a computerized environment; supervisory experience preferred Skills and Personal Qualities Ongoing skills necessary to perform job description items Positive interpersonal skills Problem‑solving: analyzing, recognizing boundaries, exercising good judgment, working calmly under pressure, organizational skills Ability to work with people and supervise and motivate others Computer knowledge – Microsoft Word/Excel People‑oriented, enjoyment in working with people, openness to learning and change, integrity, positive attitude, motivation, initiative, responsible Must have command of the English language and a valid driver's license within the state of residency with proof of automobile insurance Some weekend work required Support the Company's efforts to prevent and/or eradicate crime in accordance with the attached addendum Training Requirements New Hire Customer Service, Fair Housing, Customer Service Refresher, Emergency Response, Employee Rights Training, Management Skills Training, Train the Trainer, Apartment Quality Standards, Basic Accounting, Management Philosophy, Rental Collections, Rental Operations I and II, Sales Marketing and Leasing, Personal Safety Techniques, Certified Apartment Manager, Mold Awareness, HazCom Program and Refresher, Service Operations, Asbestos Class IV and Refresher, Lead Awareness, and other training as required Preferred Requirement Experience with Market Rate Properties Benefits Health, Dental, and Vision Coverage 401(k) Retirement Savings Plans 25% Employee Rental Discount at any GSC property Paid Holidays, Paid Sick, and Paid Vacation Health Savings Account with Match Maternity Leave Employee and Dependent Care Assistance Programs Short‑ and Long‑Term Disability Insurance Life, Critical Illness, Accident, and Cancer Insurance Plans Pet Insurance Identity Theft Protection Legal Resources Legal and Compliance A valid driver's license and proof of insurance are required, along with a passing criminal background check and pre‑employment drug testing.
