Senior Acquisition Analyst - Industrial - Dallas

Job Summary Macdonald & Company is excited to be exclusively retained by a leading owner-operator of industrial real estate in the U.S. to appoint a Senior Analyst focused on Acquisitions based in Dallas. This individual will support the expansion of the portfolio across Texas and the Mountain West region.Our client, a private investment firm focused on commercial real estate, is hiring an experienced and detail-oriented Associate to support the evaluation, due diligence, and acquisition of industrial properties, continuing through to operational handoff. The ideal candidate will be proactive, team-oriented, and thrive in a dynamic environment. They will bring hands-on experience with Excel-based financial modeling (e.g., discounted cash flow and comparable analyses) and preferably be proficient in tools such as ARGUS. Strong communication skills and a high level of accountability are essential.This role offers significant long-term growth potential within a high-performing real estate platform.Key Responsibilities:Build and manage financial models to assess investment viabilityCultivate industry relationships and stay up to date with market activityAggregate and monitor active listings, closed transactions, leasing activity, and land sales to inform underwriting assumptionsVisit prospective investment sites and comparable properties to support deal analysisConduct comprehensive evaluations of asset-level and market-level fundamentals, including tenant health and local competitionAssist in the structuring and negotiation of acquisition termsSupport financing efforts by helping secure acquisition and/or development debtOversee diligence processes from kickoff through close, including consultant engagement and document analysisFacilitate transaction closings, coordinating third-party service providers and managing settlement documentationCollaborate with asset management to inform business plans and property performance strategiesHelp prepare annual operating and capital expenditure budgets for owned assetsIdeal Candidate Profile:Enthusiastic about commercial real estate, ideally with exposure to or interest in industrial property sectors1–3 years of relevant experience in real estate investments, acquisitions, or financeBased in or open to relocating to the Dallas-Fort Worth areaUndergraduate degree in business, finance, real estate, or a similar disciplineSolid foundation in real estate financial conceptsAdvanced Excel skills, with the ability to manipulate large datasets and build cash flow modelsExceptional organizational skills with the ability to self-direct and prioritize in a fast-moving environment
