Apartment Maintenance Supervisor- Quiet Waters Landing Now Hiring: Maintenance Supervisor – Quiet Waters Landing | Annapolis, MD Full Time- MUST HAVE VALID DRIVERS LICENSE, VEHICLE AND HVAC CERTIFIED Quiet Waters Landing is seeking an experienced and motivated Maintenance Supervisor to lead our on-site maintenance team. This hands‑on role is responsible for overseeing day-to-day operations of the maintenance department, coordinating with contractors, managing service requests, and ensuring resident satisfaction through timely and high-quality maintenance services. Key Responsibilities: Supervise and lead the maintenance team in diagnosing and repairing issues in HVAC, electrical, plumbing, carpentry, drywall, flooring, and general maintenance. Oversee apartment turnover process and ensure units are ready for move-in on schedule. Partner with the Property Manager on hiring, training, and coaching of service staff. Schedule and monitor the completion of routine preventative maintenance tasks. Conduct regular property inspections and identify areas requiring attention. Manage service request workflow, including tracking work orders and ensuring timely resolution. Coordinate with vendors and contractors as needed to complete larger-scale repairs or renovations. Handle emergency maintenance issues and ensure the property meets all safety and maintenance standards. Qualifications: Minimum 3 years of experience in a residential maintenance supervisory role. Strong working knowledge of plumbing, electrical systems, and general property maintenance. HVAC and/or CFC certification required. Excellent leadership, communication, and organizational skills. Ability to multitask, prioritize, and respond effectively in a fast-paced environment.
