Job Description Summary Manages and directs the community’s marketing, print and internet advertising, sales activities, leasing team members, and other resources to achieve established revenue, occupancy, resident retention, and leasing goals and objectives. Job Description Essential Responsibilities Directs marketing, advertising and sales activities, on‑site traffic, ready apartments, rent pricing and concessions, and day‑to‑day leasing activities. Develops marketing plans and creative pricing, concession, leasing‑incentive, and advertising strategies. Develops print and internet advertising strategies and uses property‑management software to generate reports. Works with maintenance to ensure physical appearance and safety; inspects ready units for marketability. Leases apartments, qualifies prospects, prepares lease documentation, and completes move‑in procedures. Reviews financial, shop, traffic, closing‑ratio, and operational reports and presents strategies and results. Oversees the lease‑renewal program and responds to resident and owner concerns. Interviews, hires, trains, and manages leasing‑team performance. Required Licenses or Certifications All licenses and/or certifications required by State and Local jurisdictions. Valid driver’s license to drive a golf cart on property. Physical Demands Ability to stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Ability to work indoors and outdoors in all weather conditions. Ability to push, pull, lift, carry, or maneuver up to 25 pounds independently and 50 pounds with assistance. Flexible schedule including call during evenings, weekends and holidays; travel may be required. The hourly range for this position is $24.00 – $26.00. Additional Compensation Many factors go into determining employee pay within the posted range including business requirements, prior experience, current skills and geographical location. Corporate Positions: In addition to the base salary, this role may be eligible to participate in a quarterly or annual bonus program based on individual and company performance. Onsite Property Positions: In addition to the base salary, this role may be eligible to participate in weekly, monthly, and/or quarterly bonus programs.
