If you're an experienced real estate sales professional who knows how to build buyer relationships, create urgency, negotiate effectively, and move deals toward closing, we'd like to meet you. LPI Home Buyers is a U.S.-based real estate investment company that acquires and sells residential properties nationwide. We're looking for an **Investment Sales Director (ISD)** to take ownership of the dispositions process and turn contracted properties into successful closings.

This is **not an entry-level sales position**. We're looking for someone with real estate sales or dispositions experience who is confident working with investors, negotiating terms, handling objections, and keeping deals moving.

**About the Role**

As an Investment Sales Director, you'll manage the sales process for properties under contract. You'll work with buyers and investors, generate and negotiate offers, create competition around properties, and help maximize each deal's potential through closing.

You'll need strong sales instincts, consistent follow-up, and the ability to build relationships while keeping transactions moving forward.

**What You'll Be Doing**

* Manage properties from contract through closing
* Build and maintain relationships with cash buyers, investors, and other real estate professionals
* Market properties and generate buyer interest
* Qualify buyers and identify serious offers
* Present, negotiate, and counter offers
* Create urgency and competition around available properties
* Handle buyer objections, retrades, and negotiations
* Follow up consistently throughout the sales process
* Maintain accurate buyer and deal information in the CRM
* Coordinate with acquisitions and transaction teams
* Work toward sales, closing, and revenue targets

**What We're Looking For**

* **1+ year of experience in real estate sales, acquisitions, dispositions, or a related field**
* **Proven closing experience**
* Experience working with real estate investors, buyers, or cash buyers
* Strong negotiation and objection-handling skills
* Excellent English communication and relationship-building skills
* Confident on the phone and comfortable leading sales conversations
* Strong follow-up and pipeline management skills
* Experience using CRM systems
* Self-motivated, organized, and results-driven
* Comfortable working independently in a remote environment
* Available to work EST hours

**Compensation & Benefits**

* $1,000 USD monthly base salary
* $100 per closed deal (under $75K monthly closed revenue)
* Tiered commission based on revenue closed about $75k, 1%–2%
