Job Summary We are seeking a driven and experienced Project Manager to oversee the planning, coordination, and execution of interior and ground-up construction projects throughout New York City. This role owns full project responsibility, from preconstruction through closeout, and is accountable for the overall success of assigned projects as measured by quality, client satisfaction, and profitability goals. The ideal candidate thrives in a fast-paced, detail-oriented environment with high client expectations, and is comfortable serving as the lead representative of Affect with clients, consultants, subcontractors, and ownership. Primary Responsibilities Lead and manage the full life cycle of assigned construction projects, ensuring on-time, on-budget, and high-quality delivery Oversee project governance including scope of work, schedule, risk register, QC plan, and communication plans Conduct design reviews, identify risks, lead constructability analysis, and implement mitigation strategies Serve as the primary point of contact for clients, consultants, subcontractors, and vendors, representing Affect with professionalism and authority Build and lead high-performing internal teams, including APMs, engineers, and field personnel, providing coaching and performance feedback Partner closely with superintendents and field leadership to ensure coordinated project execution, safety compliance, and DOB/agency adherence Manage project financials in collaboration with ownership, the QS/Estimator, PX, and Project Accountant, including cash flow, A/R and collections, P&L forecasting, and monthly project financials Oversee change order management, subcontractor payment approvals, pay applications, client billing cycles, and retention tracking Chair weekly internal project team meetings and attend all required owner, lender, and project meetings Deliver timely and accurate reporting on budget, schedule, procurement, and cost forecasting Manage punch list completion and full project closeout, including warranties, lien releases, final accounts, and turnover packages Contribute to the development of scalable systems, technology, and business protocols to support company growth Qualifications Bachelor's degree in Construction Management or related field Minimum 4+ years of project management experience with a general contractor or CM-at-Risk; experience with self-perform scopes is a plus Proven success managing NYC-based projects ranging from $1M–$20M+ Strong knowledge of NYC building codes, DOB processes, and commercial construction delivery methods In-depth understanding of commercial construction practices, scheduling, subcontractor management, and logistics Experience leading cross-functional project teams and mentoring direct reports Must have or be willing to obtain 62-Hour Site Safety Training (SST) certification (sponsored by Affect) Excellent communication, presentation, and client-facing skills Strong organizational skills with a sharp attention to detail Technically proficient with Procore, Microsoft Office Suite, Google Workspace, MS Project, and BIM tools Salary Information To the extent this position is performed in New York City, the annual salary range for this role is $110,000 – $175,000, in accordance with NYC Local Law 32 for pay transparency. An annual discretionary bonus is available, tied to individual and company performance.
