Job Title: Construction Manager Job Description The Construction Manager oversees new builds, renovations, and expansions of large‑scale fulfillment and industrial facilities across the United States, with a strong focus on preconstruction management for retrofit, expansion, and initiative projects. This role leads design, scheduling, and budgeting activities, ensuring effective coordination among internal and external stakeholders and driving risk mitigation for on‑time, on‑budget delivery. The Construction Manager serves as a key liaison across cross‑functional teams, prepares executive‑level status reports, and relies on extensive experience and judgment to plan, direct, and complete complex construction programs. Responsibilities Manage preconstruction activities for retrofit, expansion, and new build industrial and commercial projects, ensuring alignment with program objectives, design criteria, and budget constraints. Set project and program deadlines, assign responsibilities, and monitor progress to ensure on‑time and on‑budget delivery of large‑scale facilities. Obtain and document all project specifics from site selection and transaction management teams, including researching and compiling all available information for each site. Coordinate all engineering and architectural specifications for each building type, including internal composite coordination, site surveys, existing drawings, site visits, transportation and traffic control, and line‑of‑business requirements and standards. Oversee initial architectural design coordination and manage permit submittals as required by local jurisdictions and project timelines. Develop and prepare supporting documents for lease execution, such as site plans, work letters, schedules, and phasing plans. Create initial construction schedules and phasing sequences to support efficient execution of complex or multi‑phase projects. Prepare construction cost estimates for capital requests and other planning efforts, ensuring accuracy and alignment with financial targets. Manage due diligence activities, including utilities and other critical coordination efforts, prior to construction handoff. Provide complete and accurate documentation for construction handoff, ensuring all materials are uploaded to Procore, including contacts, drawings, permit status, lease language and exhibits, capital request breakdowns, and any landlord contributions or reimbursements. Maintain a comprehensive repository of all preconstruction work products by site to support transparency, continuity, and future reference. Ensure compliance with design criteria, spending guidelines, and transaction policies while influencing and aligning cross‑functional stakeholders. Lead and direct the work of others, providing guidance and oversight to project teams and partners throughout the project lifecycle. Prepare and deliver clear, concise reports and presentations to upper management regarding the status, risks, and progress of projects and programs. Apply a wide degree of creativity and latitude to solve complex design and construction challenges while maintaining quality, safety, and schedule commitments. Essential Skills Bachelor’s degree in Architecture, Engineering, Construction Management, or a comparable field. At least 7 years of experience in construction management or a related field. Project management experience delivering retrofits and/or new builds for commercial or industrial construction. Proven experience managing projects with a minimum size of 150,000 square feet and a budget of approximately $20 million. Experience in at least two disciplines within the construction industry, such as general contracting, owner’s representation, commercial development, engineering and design, or similar. Demonstrated success communicating project requirements to diverse audiences, including technical and non‑technical stakeholders. Experience in facilities management or similar roles, including planning, design review, implementation, and project management/control of new structures and existing buildings. Program management experience overseeing multiple concurrent projects. Strong construction management and project management skills, including schedule, budget, and scope control. Proficiency in project coordination, site development, stakeholder management, and contract review. Ability to prepare and interpret RFIs and related construction documentation. Familiarity with a wide range of design and construction concepts, practices, and procedures. Eligibility to work on projects subject to export control requirements. Additional Skills & Qualifications Project Management accreditation such as PMP® or a similar credential. Experience working as an owner’s representative or in commercial development environments. Ability to influence cross‑functional stakeholders and build strong partnerships across internal and external teams. Strong analytical skills for developing construction estimates and capital requests. Proficiency with construction management platforms such as Procore or similar tools for documentation and handoff. Comfort leading and directing the work of others in a fast‑paced, large‑scale program environment. High level of creativity and adaptability in solving complex construction and design challenges. Strong written and verbal communication skills for reporting to upper management and coordinating with multiple disciplines. Work Environment This is a primarily remote role with regular travel to project sites across North Carolina, South Carolina, Georgia, and Virginia. The Construction Manager typically conducts two site visits per month, each lasting 2–3 days, with travel expenses reimbursed. Work involves collaborating with cross‑functional teams in a highly innovative, large‑scale program environment supporting a globally recognized technology‑focused organization. You will use modern project and construction management tools, including platforms such as Procore, and interact frequently with design, engineering, transaction, and operations teams. The position is supported by a broader project management practice that emphasizes employee engagement, professional development, and strong partnerships.
