Position Overview

IronHorn is seeking a detail-oriented Acquisitions and Leasing Contracts Associate to serve as a utility player supporting primarily our Acquisitions Team. This role combines purchase and sale agreement drafting, lease review, contract redlines, underwriting support, and day-to-day administrative assistance to the SVPs of Acquisitions.

The ideal candidate is comfortable working with both contracts and numbers, managing competing priorities, and following through on details that keep transactions moving. This position offers broad exposure to industrial real estate transactions and direct collaboration with experienced acquisitions leaders and our Legal, Leasing, Finance, and Dispositions teams.

Key Responsibilities

Contract Preparation and Review

• Draft purchase and sale agreements, amendments, and related transaction documents using company templates and negotiated business terms, in coordination with the Acquisitions and Legal teams.
• Review leases and related documents, summarize key business terms and obligations, and flag discrepancies or issues for further review.
• Prepare and track contract redlines, maintain version control, and coordinate revisions and approvals with internal teams and external parties.
• Maintain organized transaction files and monitor contract deadlines, including due diligence periods, deposits, contingencies, and closing dates.

Underwriting and Transaction Support

• Assist with underwriting acquisition opportunities by gathering and reviewing rent rolls, leases, operating statements, and property information.
• Update financial models and deal summaries, including income, expenses, cash flow, and key assumptions, for review by acquisitions leadership.
• Research comparable sales, lease rates, and market conditions to support property evaluations.
• Coordinate due diligence requests, track outstanding items, and help assemble materials for internal review and closing.

Administrative and Team Support

• Provide direct administrative support to Joe Lauro and Silas Hathaway, including scheduling meetings, preparing correspondence, and tracking follow-up items.
• Keep deal pipelines, contact records, and transaction status reports current and accurate.
• Coordinate with brokers, sellers, tenants, attorneys, and internal departments to obtain information and keep transactions on schedule.
• Assist with special projects and other acquisitions, sales, and leasing support needs as priorities evolve.

Qualifications

• Experience in commercial real estate, transaction coordination, contract administration, paralegal support, underwriting, or a related field preferred.
• Familiarity with purchase and sale agreements, commercial leases, and contract redlining.
• Strong analytical skills and comfort reviewing financial information and working in Excel.
• Proficiency in Microsoft Word, including Track Changes, and strong document organization skills.
• Excellent attention to detail, written and verbal communication, and follow-through.
• Ability to manage multiple deadlines, adapt to shifting priorities, and handle confidential information with discretion.
• Willingness to take ownership of both detailed administrative work and broader transaction support.

Compensation and Benefits

Annual salary of $55,000–$65,000, based on experience and qualifications. Full benefits include medical, dental, and vision coverage; disability insurance; life and accidental death and dismemberment (AD&D) insurance; Paid Time Off; and a retirement plan with a 3% company match.
