POSITION: The NJTA is currently seeking applications for a Real Estate Attorney position in our Law department located at our Woodbridge, NJ headquarters building. RESPONSIBILITIES: Serve as in-house real estate and transactional counsel for the New Jersey Turnpike Authority (the "Authority"). 1. Assist the Director of Law in the provision of legal advice to commissioners, departments and division heads and other Authority personnel on legal questions related to real estate matters. 2. Manage and oversee all Authority real estate transactions, including acquisitions, dispositions, leases, surplus sales, easements and development projects. 3. Draft, review and negotiate real estate contracts and agreements, including purchase and sale agreements, lease agreements, construction contracts, and related documents. 4. Provide legal advice and guidance on real estate matters, including zoning, land use, environmental issues, and regulatory compliance. 5. Ensure the efficient flow of real estate transactions, coordinating with other Authority departments, consultants, outside counsel and external stakeholders to meet deadlines and Authority objectives. 6. Collaborate closely with outside counsel to manage real estate transactions or specialized real estate legal issues. 7. Collaborate closely with title companies to identify and resolve title defects, review title commitments, and ensure proper documentation. 8. Partner with in-house engineers and external engineers and consulting firms to address the technical aspects of Authority projects and property development and infrastructure requirements. 9. Conduct due diligence on all real estate transactions, including evaluation of property surveys, environmental assessments and compliance reviews. 10. Monitor, assess, and proactively manage the Authority's risk exposure in all real estate transactions and property-related matters, ensuring compliance with legal requirements and mitigation of potential liabilities. 11. Prepare reports and updates for the Director of Law and other Law Department team members and project team members regarding the status of transactions, risks, and strategic recommendations. 12. As assigned by the Director of Law, provide legal services in conjunction and coordination with Authority retained outside counsel and other retained law firms and oversee and track real estate matters as directed. Management reserves the right to require that other or different tasks be performed as assigned. MINIMUM QUALIFICATIONS: 1. Juris Doctorate from an accredited law school. 2. Licensed to practice law and in good standing in the State of New Jersey. 3. Minimum of seven (7) years of experience in real estate law, including transactional work and contract negotiation. 4. Strong knowledge of commercial or government real estate law, title review, zoning, land use regulation and public procurement. 5. Experience working with title companies, engineering professionals and consultants, and outside counsel. 6. Excellent organizational, analytical, negotiation and communication skills. 7. Must be proficient in LexisNexis, Adobe Acrobat, and Microsoft Office 365; familiarity with PAECETrak or similar right-of-way database platforms preferred. 8. Ability to manage multiple transactions and priorities in a fast-paced environment. 9. Prior in-house experience is highly preferred. 10. Must possess a valid New Jersey driver's license. BENEFITS & PAY: This position will be located at the headquarters building, located in Woodbridge, NJ. Toll-free commutation is available for employee travel to and from work on the NJ Turnpike and Garden State Parkway. This position is represented by AFSCME Local 3914. Members will receive an annual increment (PIP) to their base salary per the guidelines of the CBA.
