The Site Superintendent is the primary field leader for assigned ground-up residential projects and single-family fire rebuilds. This position manages day-to-day construction from mobilization, lot clearing, soil remediation, grading, underground utilities, and site improvements, final inspection, and turnover. The Superintendent is accountable for safe, timely, cost-conscious execution in accordance with approved plans, specifications, applicable codes, and Genesis Builders LA quality standards.

The role requires strong general engineering and residential construction knowledge, precise field coordination, confident subcontractor leadership, and the ability to identify and resolve constructability, grade, utility, structural, schedule, and site-access issues before they affect production.

Core Responsibilities

Field Leadership & Project Execution

·   Lead all on-site construction activities from mobilization through final completion and turnover.

·   Oversee lot clearing, demolition, soil remediation, grading, wet and dry utilities, structural concrete, framing, block walls, fencing, flatwork, landscaping, and other site improvements.

·   Direct subcontractors, labor forces, vendors, and equipment operations to achieve project milestones.

·   Ensure work is completed in accordance with approved plans, specifications, scopes of work, building codes, and company standards.

·   Review civil, architectural, structural, grading, landscape, underground utility, RFIs, and submittals.

·   Evaluate conflicts between existing site conditions and approved plans; identify and resolve constructability and field issues promptly.

·   Coordinate site logistics, deliveries, staging, access, security, and material flow while maintaining jobsite productivity.

·   Coordinate, schedule and installation of all temporary services.

Grade Checking & Technical Field Oversight

·   Use a level and other field instruments to verify grades, elevations, slopes, and foundation layouts.

·   Read and interpret topographic surveys, survey staking, grading plans, drainage plans, and underground utility plans.

·   Direct excavation and grading operations to achieve required elevations, drainage, foundation placement, and hillside stability.

·   Verify site readiness and accuracy before concrete placement, utility installation, and successive trade work.

Scheduling & Production Management

·   Develop, maintain, and optimize master schedules, short-interval plans, and weekly look-ahead schedules for multiple active projects.

·   Coordinate trade sequencing and ensure each area or phase is “next-trade ready.”

·   Track daily progress, manpower, productivity, constraints, deliveries, inspections, and milestones.

·   Communicate schedule updates, risks, recovery plans, and milestone status to project leadership.

Subcontractor & Trade Partner Management

·   Schedule, coordinate, and manage specialty trade contractors in accordance with scope, schedule, safety, and quality requirements.

·   Conduct regular subcontractor coordination and safety meetings.

·   Enforce contractual scopes of work and document performance or deficiency issues.

·   Maintain professional working relationships with trade partners while holding them accountable for results.

·   Coordinate field purchase orders and change orders as necessary and within company procedures.

Estimating & Cost Control

·   Prepare and review material takeoffs, field estimates, labor and equipment projections, and change-order documentation.

·   Track field-driven cost impacts and promptly communicate potential budget exposure.

·   Verify completed work and quantities to support invoice, change-order, and payment review.

Quality Control & Inspections

·   Implement quality-control procedures throughout all phases of construction.

·   Conduct milestone and pre-cover inspections; document deficiencies and confirm timely corrective action.

·   Coordinate inspections with Los Angeles County, local building departments, utilities, consultants, and other regulatory agencies.

·   Maintain Genesis Builders LA standards for construction quality, workmanship, cleanliness, and readiness.

Safety & Environmental Compliance

·   Maintain a safe jobsite in accordance with OSHA regulations, company safety policies, and project-specific requirements.

·   Conduct regular safety inspections, correct unsafe conditions immediately, and maintain required documentation.

·   Lead toolbox talks and jobsite safety meetings.

·   Ensure compliance with environmental requirements, including SWPPP and dust-control obligations.

Documentation & Construction Technology

·   Maintain complete and accurate daily reports, photos, logs, field documentation, and project records.

·   Document RFIs, submittals, change orders, field directives, schedule updates, and deficiency corrections.

·   Use Procore and Bluebeam for document control, RFIs, submittals, drawing review, and blueprint markups.

·   Use SmartSheets to build and maintain project schedules.

·   Use Microsoft 365, including Excel, Word, Outlook, Teams, and SharePoint, for reporting, coordination, file management, and cost tracking.

Stakeholder, Homeowner & Warranty Coordination

·   Maintain proactive communication with project managers, executives, consultants, inspectors, clients, and homeowners.

·   Manage stakeholder expectations and elevate decisions or risks requiring management action.

·   Support California SB 800 obligations by enforcing proper installation standards, maintaining detailed records, and coordinating warranty investigations and corrective work when required.

Qualifications

·   High school diploma or equivalent required; additional construction education or training preferred.

·   Minimum 5 years of construction superintendent with site improvement experience.

·   Proven experience in ground-up custom or production single-family residential construction; fire-rebuild or disaster-recovery experience strongly preferred.

·   Strong background in earthwork, civil grading, underground utilities, drainage, structural concrete, and site improvements.

·   Demonstrated ability to manage multiple subcontractors, complex schedules, inspections, and concurrent projects.

·   Advanced ability to read and interpret civil, architectural, structural, survey, grading, and utility drawings.

·   Advanced proficiency in Procore, Bluebeam, Smartsheet, Microsoft 365, and SharePoint.

·   Strong Excel and Google Sheets skills, including formulas and construction cost or production tracking.

·   OSHA 30-Hour Construction certification required.

·   California construction experience and familiarity with Los Angeles County permitting and inspection requirements strongly preferred.

Physical & Work Requirements

·   Regular on-site presence at active construction projects throughout Altadena and the greater Los Angeles area.

·   Frequent standing, walking, bending, stooping, kneeling, climbing stairs and ladders, and navigating uneven terrain, scaffolding, and multi-level structures.

·   Occasional lifting, carrying, pushing, and pulling of materials and equipment.

·   Ability to hear, speak, and communicate effectively in active construction environments.

·   Exposure to outdoor weather, heat, sun, wind, rain, noise, dust, and moving equipment.

·   Required use of appropriate PPE, including hard hat, safety glasses, high-visibility vest, and steel-toed boots.

·   Ability to use standard office equipment and technology, including computers, mobile devices, and telephones.

Driving & Work Schedule

Driving is required. The employee must maintain reliable transportation, a valid California driver’s license, a satisfactory driving record, evidence of automobile insurance, and insurability under the company’s liability insurance policy.

Work schedules vary based on project needs and construction milestones. Scheduling flexibility is required and may include early mornings, extended hours, evenings, weekends, and holidays to coordinate inspections, trade activities, emergencies, or schedule recovery.
