Assistant Property Manager (Floating) Summary: The Floating / Roving Assistant Property Manager maintains our communities to a market‑ready standard, ensuring a high level of service at all times. This role builds and motivates high‑performing teams to maximize property performance. Schedule: Monday‑Friday 9:00am–6:00pm, plus occasional Saturdays. Requires flexibility to travel within the ATL metro area and Georgia. Compensation: $29–$30 per hour (starting wage). Eligible for benefits. Responsibilities Assist the Property Manager with overall operations including maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, vacancy anticipation, marketing, lease renewals, service contracts, expense control, and audits. Provide superior customer service and communication to residents and prospects to enhance satisfaction and increase renewals, revenue, reputation, and profitability. Complete lease/renewal paperwork to company standards. Track and evaluate advertising and client traffic. Model Cushman & Wakefield mission as a national management company. Ensure on‑site staff follow Cushman & Wakefield policies and procedures. Interview, hire, and coach on‑site staff as needed. Maintain resident files in accordance with company standards. Resolve conflicts promptly and follow up to maintain a positive living environment. Manage overall community budget and finances. Work with leasing staff to meet leasing/marketing goals. Competencies Effective communication and customer service skills. Computer literate, including Microsoft Office Suite and internet navigation. General office, bookkeeping, and sales skills. Strong oral and written communication abilities. Ability to determine leasing opportunities for staff and set performance goals. Supervise day‑to‑day operations ensuring compliance with policies. Manage a team and handle additional duties as assigned. Education • Bachelor's Degree preferred • High School Diploma, GED, or Technical/Vocational school required Experience • 3+ years of on‑site multifamily Property Management experience required, including leasing, renewals, rent collection, delinquency, daily operations, and resident support communications. • Yardi systems experience required. Work Environment Professional office setting using computers, phones, photocopiers, filing cabinets, and fax machines. Regular travel between properties in varying weather conditions. Physical Demands • Stand and walk for prolonged periods; ascend/descend stairs, ladders, and step stools. • Travel between buildings 15% of the time and lift up to 25 pounds as needed. Other Duties Additional duties may be assigned as needed.
