Site Manager

The Site Manager position will oversee all restaurant construction related activities associated with their assigned project; and will ensure that all restaurants are constructed in accordance with the approved construction drawings; on time and within budget. He/she is responsible to apply effective management techniques to the planning, design, and construction phases of a new restaurant project from inception to completion for the purpose of controlling cost, time, & quality . He/she is expected to utilize management systems to promote the successful execution and completion of all capital projects via the utilization of systems and processes that promote effective coordination and communication between all parties.

PRINCIPAL DUTIES & RESPONSIBILITIES:

1. Pre-Construction: Schedule, meet, and supervise installation of project staging area. Schedule, meet, and supervise installation of all temporary facilities and utilities. Schedule, control, and implement pre-construction on site meeting with all contractors. Pick up and post all required permits. Post all required project and safety signage. 2. Safety, Security, and Organization: Maintain, monitor, and control all site safety control devices to protect both on site personnel and the public. Enforce all project safety rules and regulations. Maintain a secure project site, maintain fencing, gates, and all lockable areas. Control and monitor to ensure a clean and organized project site at all times. Control and monitor to ensure a clean and organized office trailer. Complete daily project reports in Procore. Upload daily photos in Procore. 3. Inspections: Review and understand all requirements of the local municipality building, utility, and zoning departments. Meet with and understand all requirements of the utility providers, including their processes and inspections. Schedule, oversee, and schedule 3rd party testing agencies. Schedule and participate in all municipality inspections. 4. Scheduling: Review, understand, and communicate the RDS (Restaurant Delivery Schedule). Verbally communicate weekly with all contractors and vendors to ensure full understanding of the RDS expectations. Create and control the two-week look-ahead schedule. Review and completely understand the full project schedule. Communicate with each vendor and contractor the expected delivery dates and timelines. Maintain an up-to-date schedule posted in project office trailer. 5. Building: Supervise, monitor, and verify all aspects of the construction installations and their applications. Ensure they are installed correctly, IE., gravel placement, compaction, concrete placement, utility placement, insulation, drywall finishing, roofing applications. Supervise, monitor, and verify exact placement of all material, equipment, and devices. Ensure that all items are placed according to drawings. IE., wall placement, toilet fixtures and drains, devices, outlets, fixtures, and hold dimensions. Prepare, monitor, and ensure completion of all “punch list” work. Successfully complete restaurant “turnover” to New Restaurant Opening Team (operational testing & set-up), GM, and Facilities. 6. Post-Building: Collect all warranty paperwork, organize accordingly, and provide documents to Facilities Director. 7. General: Control, review, and use the project RFI program via Procore. Control, review, and use the project submittal program via Procore. Review and recommend approval of pay applications. Provide material take offs, material ordering, and pick -up as needed for the project. Secure sub-trades as requested by the Director of Construction. Understand all contractor and vendor’s scopes of work and enforce each task. Control and manage the change order program. Manage and control on-site controllable, IE., dumpsters, surveying, and temp facilities. Maintain and update a set of as-built drawings. Investigates cost-saving alternative to construction materials and methods throughout the project. Collaborate with New Restaurant Opening, Operations, and Facilities Teams.

QUALIFICATIONS:

1. Project Management: The ability to create and implement integrated systems and procedures during the design and construction process to successfully manage the entire construction process and establish a network of effective monitoring, communication, and reporting tactics. The ability to collaborate effectively with both internal and external resources before, during, and after construction.
2. Cost Management: The ability to establish and enforce guidelines for managing, controlling, and monitoring project costs (budget) during all phases of a projec t through the provision of an integrated and comprehensive system.
3. Time Management: The ability to plan, organize, implement, monitor, and document a system of policies and procedures that coordinate and direct relevant project resources an d activities in a manner that will achieve quality; Quality: the degree to which the project and its components meet Raising Cane’s expectations, objectives, and standards; determined by measuring conformity of the project to the plans, specifications, and applicable standards.

ADDITIONAL REQUIREMENTS:

Travel Required: 100% (Unless Restaurant is being built in your hometown) Proficient in Microsoft Office 5 to 10 years restaurant related experience Excellent project management skills Excellent interpersonal skills Displays superior analytical and communication skills (written & verbal) Is professional in manner Pays close attention to detail Able to prioritize duties & tasks with a sense of urgency Deadline oriented and completes tasks, assignments, or projects in a timely manner Bachelor’s degree preferred in related field (construction, architecture, engineering) Align with the OLIO culture
