Position Overview Schedule: Monday – Tuesday 7:00 AM - 4:00 PM. Flexibility to work additional hours may be required to meet company/project needs. On-Site Requirement: Physical presence at the job location during scheduled hours. Current residents of the property are not considered for this position. Must live within 30 miles of the property and have reliable transportation. If relocating, relocation must be completed prior to the start date. Property Information: 322-unit midrise lease‑up community scheduled to open in 2024. Compensation Package Salary: $80,000 to $85,000 per Year*. Bonus Incentives include monthly leasing bonuses. Paid sick leave accrual equivalent to 1.33 hours for every 30 hours worked (~11 days per year). What We’re Looking For 4+ years’ experience in multifamily and/or hotel maintenance within the last 10 years. 2+ years’ experience in a maintenance supervisory position, including oversight and management of employees. Well-versed in the unit turn process from start to finish. Experience in tracking and maintaining inventory. Experience in maintaining budget and ordering procedures. Ability to assess and perform preventative maintenance and safety hazards on an ongoing basis. Experience providing great customer service to residents and/or clients is required. Prior experience with Capital Improvements is preferred. Reliable transportation is required. HVAC certification is preferred (applies for properties servicing HVAC in CA / AZ). CPO certification is preferred (applies for properties with pools). Must be able to provide your own basic hand tools – the company will provide power tools. High school diploma or GED is required. Exceptional attention to detail and organizational abilities. Proficient in effective communication and teamwork. Maintains a positive outlook and embraces a collaborative team approach. Shows responsibility and takes pride in their work. Fluent in English, with strong reading, speaking, and writing skills. Proficient in Microsoft Office applications, including Excel, Word, and Outlook. Your Role Supervise the property maintenance department and contracted employees working on-site. Exemplify discretion and sound independent judgment to evaluate quality of work. Responsible for purchasing within budget parameters. Train and supervise maintenance personnel in the use of equipment and chemicals. Maintain grounds, work and storage areas, and dumpster areas on a daily basis to ensure curb appeal up to company standards. Paint and clean as needed to ensure timely unit turnover. Ensure lawns are mowed and trimmed and entryways, walkways and driveways are blown and free of debris. Ensure equipment is serviced on a regular basis to maintain safe operations. Be on‑call for emergencies or snow removal. Maintain and enforce all company policies and procedures as established in the Operations Manual. Clean units as needed.
