Division President - Homebuilding

Reports To: Regional President / Executive Leadership Team Position Overview The Division President will provide overall leadership for a high-performing homebuilding division in Columbus, Ohio, with responsibility for operational execution, financial performance, land acquisition and development, construction, sales and marketing, customer experience, and team development. This executive will set the division’s strategic direction while ensuring consistent execution of the company’s national operating standards. The ideal candidate will bring significant experience leading a residential homebuilding operation, a strong understanding of local market dynamics, disciplined financial management, and the ability to build and lead a high-accountability team. Key Responsibilities Division Leadership and Strategy Develop and execute the division’s annual business plan in alignment with corporate objectives. Establish goals for revenue, profitability, starts, closings, cycle time, inventory, customer satisfaction, and market share. Provide clear leadership across land, development, construction, purchasing, sales, marketing, finance, warranty, and operations. Monitor market conditions, interest rates, employment trends, competition, consumer demand, and regulatory considerations affecting the Ohio market. Identify opportunities for geographic expansion, product improvement, operational efficiencies, and profitable growth. Represent the division with corporate leadership, municipal officials, business partners, trade contractors, landowners, brokers, and other stakeholders. Financial and Operational Performance Own the division’s financial results, including revenue, gross margin, operating income, cash flow, inventory, and return on invested capital. Prepare and manage annual budgets, forecasts, business plans, and capital requirements. Review division performance regularly and take decisive corrective action when results are below plan. Ensure appropriate controls are in place for purchasing, construction costs, land investments, warranty expenses, and overhead. Improve operational efficiency while maintaining high standards for quality, safety, customer satisfaction, and compliance. Balance growth objectives with disciplined risk management and prudent capital allocation. Land Acquisition and Development Lead the identification, evaluation, underwriting, and acquisition of land opportunities. Oversee land development activity, including entitlements, engineering, infrastructure, budgets, schedules, and municipal coordination. Ensure land investments support the division’s strategic plan, product offerings, absorption expectations, and profitability objectives. Review land positions and community performance to optimize future inventory and capital deployment. Maintain strong relationships with landowners, developers, municipalities, consultants, lenders, and other key partners. Construction and Quality Direct construction operations to ensure homes are delivered on schedule, within budget, and in accordance with company quality standards. Establish accountability for construction cycle time, cost control, trade partner performance, safety, and workmanship. Ensure field operations follow approved plans, specifications, building codes, and company processes. Partner with construction and warranty leadership to reduce defects, improve homeowner satisfaction, and identify recurring quality issues. Promote continuous improvement across building processes, purchasing, scheduling, inspections, and warranty operations. Sales, Marketing, and Customer Experience Partner with sales and marketing leadership to develop pricing, product, merchandising, promotion, and community positioning strategies. Ensure sales performance supports absorption, revenue, margin, and inventory objectives. Review traffic, contracts, cancellations, incentives, conversion rates, and competitive activity. Promote a customer-focused culture from initial sales contact through closing and warranty service. Monitor customer satisfaction results and ensure timely resolution of escalated issues. Talent Leadership and Culture Recruit, retain, coach, and develop a strong division leadership team. Establish clear expectations, accountability, performance metrics, and succession plans. Build a collaborative culture across departments and encourage effective communication and cross-functional decision-making. Identify talent gaps and ensure the division has the resources and capabilities required for continued growth. Promote the company’s values, ethical standards, safety practices, and commitment to operational excellence. Lead with urgency, sound judgment, and a strong bias toward action. Qualifications Bachelor’s degree in business, construction management, engineering, finance, real estate, or a related field preferred. Significant leadership experience in residential homebuilding, real estate development, construction, or a closely related industry. Previous experience overseeing a multi-functional homebuilding division, region, market, or comparable operating platform. Demonstrated responsibility for financial performance, budgeting, forecasting, and operating results. Experience with land acquisition, entitlement, land development, construction operations, sales, and customer service. Strong understanding of production and semi-custom residential homebuilding processes. Proven ability to analyze market conditions and make informed investment and operating decisions. Experience leading, developing, and holding senior-level teams accountable for results. Strong communication, negotiation, presentation, and relationship-building skills. Ability to travel throughout the division and attend corporate meetings as required. Valid driver’s license and ability to travel to communities, offices, job sites, and development locations throughout Ohio. Preferred Experience Experience with a national or publicly traded homebuilder. Experience operating in Ohio or comparable Midwest housing markets. Experience managing multiple communities, product lines, or submarkets. Familiarity with public-company reporting expectations, governance, internal controls, and compliance requirements. Experience with land underwriting, option agreements, joint ventures, and large-scale community development.
