Maintenance Technician

Role As a Maintenance Technician, you will create an environment where people will want to live. You will maintain the property to ensure good working order and pleasant curb appeal while providing excellent customer service to your residents. The incumbent in this role must possess a high degree of professionalism and positive engagement for our residents and the workforce. Key Accountabilities Provide exceptional customer service with every interaction and deliver high‑quality maintenance service. Complete assigned work orders from resident requests and preventative maintenance, diagnosing and repairing defects in accordance with established policies and building codes. Complete the “make‑ready” process for vacant apartments, including pre‑move‑out inspections, punch lists, scheduling vendors, and final inspections. Assist in maintaining grounds, common areas, and amenities—picking up trash, pressure washing breezeways, cleaning, and painting curbs and signage. Support cost‑cutting and expense control by repairing instead of replacing when possible, managing inventory, and reporting re‑order needs. Conduct routine property inspections to identify safety and risk management concerns and communicate maintenance needs to management. Follow procedures for obtaining materials, supplies, and tools, maintaining inventory, and notifying supervisors of re‑ordering needs. Practice proper safety techniques and report mechanical, electrical, and safety incidents promptly. Attend safety meetings and complete required OSHA and other training, reporting incidents accurately. Comply with company policies, Fair Housing, Americans with Disabilities Act, and all applicable laws. Qualifications 2 years of multifamily maintenance experience highly desired. Hands‑on maintenance skills including plumbing, electrical, general carpentry, HVAC, appliances, pools, etc. EPA Type II or Universal certification highly desired; CPO is a plus. Availability to be on‑call for emergencies. Reliable transportation. A positive attitude and desire to learn and develop skills. Superior customer service and verbal communication skills. Ability to work independently and as part of a team. Basic computer knowledge (Windows, Word, Excel, internet, e‑mail). Work Conditions Must report to work and adhere to all safety and business protocols. May be required to work during inclement weather. Frequent standing, walking, occasional squatting, bending, twisting, pushing, and pulling. May need to travel to sister communities for support. Physical demands include operating tools and equipment in various environmental conditions. Compensation $21.40 – $24.40 USD per hour.
