The ideal candidate will handle acquisitions, dispositions, leasing, development projects, financing transactions, and real estate due diligence. This role requires strong transactional drafting and negotiation skills, familiarity with healthcare regulatory considerations, and the ability to manage complex, multidisciplinary deals from term sheet through closing.Compensation + Benefits:Competitive compensation: $240k to 305k base salaryBonus incentives - performance-based + merit bonusesMedical/Dental/VisionProfit-sharingGenerous PTOPaid holidaysFlexible reimbursement account to pay for personal well-being...and more!Key ResponsibilitiesDraft, review and negotiate purchase and sale agreements, commercial leases (including build-to-suit and ground leases), easements, covenants, and related real estate documents.Conduct and manage due diligence including title, survey, zoning, environmental, lien and regulatory reviews; identify and resolve title and survey issues and coordinate curative work.Advise clients on structuring and implementing healthcare + real estate transactions, including sale-leasebacks, joint ventures, ground leases and build-to-suit arrangements, taking into account healthcare regulatory constraints (e.g., Stark Law, AntiKickback Statute, state certificate-of-need rules where applicable).Coordinate and lead closing processes: prepare closing checklists and deliverables, work with lenders, title companies, escrow agents, tax advisors and other stakeholders to ensure timely, accurate closings.Support acquisitions and dispositions for hospitals, health systems, physician groups, developers, REITs and private equity, including asset and equity sale structures and related tax and financing considerations.Work closely with regulatory and compliance teams to ensure transactions conform with payor, licensure and healthcare regulatory requirements and to document commercially reasonable terms.Counsel clients on leasing matters: tenant improvements, subleasing, assignment, estoppel certificates, CAM, rent structures, and lease renewal/termination issues.Manage relationships with clients and coordinate across internal teams (healthcare regulatory, corporate, tax, finance) and external parties (brokers, lenders, title companies, local counsel) to drive transactions to closing.Supervise, mentor and review the work of junior associates and paralegals; delegate work effectively and provide practical, timely feedback.Maintain accurate matter budgets and time/billing records while communicating progress and risk to partners and clients.QualificationsJuris Doctor (JD) from an accredited law school and admitted to practice in Washington, DC and/or New York3+ years of law firm experience in real estate transactional work, including acquisitions, dispositions, leasing and closings.Healthcare transactional experience a plusProven experience drafting and negotiating purchase and sale agreements, commercial leases, and other real estate transactional documents.Strong knowledge of healthcare regulatory issues affecting real estate transactions (e.g., Stark Law, AntiKickback Statute, state licensure and CON requirements) and experience coordinating with regulatory counsel.Demonstrated experience conducting and managing due diligence, resolving title/survey issues and coordinating curative work.Experience working with lenders, title companies, escrow agents and real estate finance documents is preferred.Strong client-facing skillsHigh attention to detail, practical problem-solving orientation, and the ability to work collaboratively across multidisciplinary teams.Benefits
