Perform routine and preventive maintenance in the repair and maintenance of buildings, facilities and equipment within assigned areas of Duke University Hospital and Medical Center.

MINIMUM QUALIFICATIONS

• Education/Training - High school diploma or general education degree (GED).
• Experience Three (3) to four (4) years minimum experience required either in a specific trade or in general building maintenance and repair. OR EQUIVALENT COMBINATION OF EDUCATION AND EXPERIENCE.

Certificates, Licenses, Registrations

• Valid N.C. Driver's license and a driving history acceptable under the guidelines of the Safe Driving Policy.

ESSENTIAL DUTIES AND RESPONSIBILITIES

• Conduct regular inspections of designated facilities and equipment; participate in image rounds if applicable; set up and maintain ongoing communication efforts with customers to ensure appropriate and timely response to repair and maintenance needs.
• Make minor repairs and corrections and perform routine preventive maintenance on electrical, mechanical, HVAC, and communication systems and equipment; make repairs to general building facilities to include, but not limited to, general carpentry repairs, repairs to ceiling and floor coverings, doors, windows, and furniture; perform minor paint and patch work.
• Complete and/or assist in the completion of minor service requests as needed. Solicit the advice of shop personnel in specific trades as needed; refer more complex and time-consuming items to shop personnel; assist in repairs if necessary.
• Conduct regular inspections of fire and smoke partitions for penetrations; patch penetrations as necessary; report unusual problems to the appropriate personnel.
• Advise management of general condition of facilities and equipment in assigned areas; make recommendations for improvements and upgrades to facilities for budget planning.
• Maintain appropriate documentation and maintenance records to ensure compliance with applicable regulations and codes.
• Perform other related duties incidental to the work described herein.

• Ability to read and comprehend simple instructions, short correspondence, and memos.
• Ability to write simple correspondence.
• Ability to effectively communicate in one-on-one or small group situations with customers, clients, and other employees of the organization.
• Must respect the privacy of patients and maintain the confidentiality of any patient information related to their treatment.
• Ability to complete daily records, logs, and time sheets.

PHYSICAL DEMANDS

• While performing the duties of this job, the employee is regularly required to walk.
• The employee frequently is required to reach with hands and arms and stoop, kneel, crouch, or crawl.
• The employee is occasionally required to climb ladders or stairs.
• The employee must regularly lift and/or move up to 10 pounds, frequently lift and/or move up to 25 pounds, and occasionally lift and/or move 50 pounds or more.

WORK ENVIRONMENT

• While performing the duties of this job, the employee may occasionally be exposed to high, precarious places, fumes or airborne particles, toxic or caustic chemicals, and risk of electrical shock.
• Because of these potential exposures, the employee is required to attend all related safety training sessions and follow/comply with all appropriate safety guidelines.
• The noise level in the work environment is usually moderate.

Anticipated Pay Range: Duke University provides an annual base salary range for this position as USD $21.62 to USD $35.75.
