Position Description Cushing Terrell is seeking an Architectural Project Manager to join our Seattle office. In this role, you will serve as the primary point of contact for a major food and beverage client, leading the delivery of a high-volume portfolio of projects from initiation through closeout. You will provide a high level of leadership, client service, and operational oversight, ensuring every project is delivered on time, within budget, and aligned with both client expectations and Cushing Terrell's quality standards. Working closely with Principals, Project Architects, Engineers, and Consultants, you will lead project planning, budgeting, scheduling, and day-to-day client communication across a fast-paced, multi-site program. You understand the unique demands of food and beverage and retail environments, including ground-up building delivery in the 8,000 to 10,000 SF range, operational requirements, health and safety standards, and equipment coordination. You bring both strategic thinking and hands-on execution to every project. Working in Seattle, you will also navigate the City of Seattle's permitting processes, Seattle Municipal Code, Washington State Building Code, and SDCI requirements as they apply to food and beverage and retail project types.

Required Qualifications**
- Bachelor's or Master's degree in Architecture, Construction Administration, or a related field
- 10+ years of experience in architectural project management within the A/E/C industry
- Demonstrated experience managing food and beverage and/or retail projects, including familiarity with operational requirements, health and safety standards, and equipment coordination
- Experience delivering ground-up buildings in the 8,000 to 10,000 SF range from concept through construction
- Experience managing high-volume project portfolios or multi-site programs for major clients
- Current license/registration, PM certification, or equivalent in-house training
- Strong understanding of project budgeting, scheduling, contracts, and financial management
- Familiarity with Seattle permitting processes, Seattle Municipal Code, Washington State Building Code, and SDCI requirements
- Strong working knowledge of Revit, Project Management Software, Adobe Suite, Microsoft Office Suite, Bluebeam, and Outlook
- Excellent communication, leadership, and organizational skills
- Ability to collaborate and communicate effectively with clients, internal teams, and external partners
- Experience with Deltek Vantagepoint or similar project management software
- Experience managing national or multi-site food and beverage or retail rollout programs
- Familiarity with Washington State energy code compliance and sustainable design practices
- Demonstrated track record of leading project interviews and supporting business development
Position Responsibilities***
- Serve as the primary client point of contact for a major food and beverage account, managing relationships, communications, and expectations across a large portfolio of projects
- Lead ground-up building projects in the 8,000 to 10,000 SF range from early concept and programming through construction administration and closeout
- Prepare fee proposals, develop and negotiate contracts, and identify scope changes to prepare additional fee services agreements
- Collaborate with design leaders and other disciplines to produce and manage project budgets
- Ensure project profitability targets of 20% or higher are met or exceeded
- Review and reassess projects weekly to maintain earned value and ensure resources are properly utilized
- Initiate and maintain projects and opportunities in Deltek Vantagepoint
- Develop project budgets and work plans in collaboration with Project Coordinators
- Coordinate project billing with client accounting requirements, aligning with client needs in timing and format
- Manage accounts receivable and support collections efforts to meet the firm's goal of payment within 30 days of deadlines
- Plan, communicate, and track project milestones from client request through the delivery of complete design documentation packages
- Regularly assess client goals and ensure the team executes the project to match that vision
- Identify and communicate to clients additional services Cushing Terrell can provide
- Strategically allocate team effort and reorganize resources when necessary to maintain project performance
- Participate in QA/QC reviews and implement strategies to improve program-wide quality and consistency
- Support permitting and regulatory review processes within the City of Seattle and applicable jurisdictions
- Schedule regular reviews with the Principal in Charge and PM leadership
- Manage project closeout activities and lead lessons-learned discussions to drive continuous improvement
- Develop and maintain internal and external client relationships and support business development and market growth initiatives
- May have supervisory responsibilities, including training, assigning and directing work, reviewing performance, rewarding and disciplining team members, addressing complaints, and resolving problems
- Carries out supervisory responsibilities in accordance with company policies and applicable laws
- Other duties as assigned
