NATURE OF WORK
An MSA Maintenance Senior Technician – Carpentry Specialty is the advanced level of skilled maintenance work with primary responsibility for performing journey-level and advanced carpentry work in support of Maryland Stadium Authority facilities and operations.
An employee in this classification performs skilled construction, installation, alteration, preventive maintenance, and repair of buildings, structures, fixtures, furnishings, doors, walls, ceilings, flooring, cabinetry, and other facility components. The employee is expected to possess substantial knowledge and demonstrated skill in the carpentry trade and to independently assess carpentry-related problems, determine appropriate methods of repair or construction, estimate materials and labor requirements, and complete assignments in accordance with accepted trade practices.
While carpentry is the primary trade specialty of this position, the employee is also expected to possess general building maintenance knowledge and sufficient skills in other trades to perform routine and minor maintenance and repair assignments involving plumbing, electrical, painting, masonry, mechanical equipment, and other facility systems when such work does not require a specialized license or certification.
Work at this level is distinguished from lower-level maintenance classifications by the complexity of assignments, advanced carpentry skills required, degree of independent judgment exercised, and responsibility for diagnosing and resolving difficult building maintenance and construction problems.
Employees do not normally exercise formal supervisory responsibility. However, employees may provide technical guidance and direction to less experienced skilled or unskilled maintenance employees, assist with coordinating projects and work assignments, and serve as a technical resource on carpentry-related projects.
Employees receive general direction* from a Facilities Assistant Manager or other designated higher-level maintenance staff. Employees may be required to work in areas of extreme heat or cold; work from ladders, lifts, or scaffolding; work in areas of extreme heat or cold; and lift, carry, move, and position building materials, tools, furniture, equipment, and other heavy objects.

Performs skilled and advanced carpentry work in the construction, installation, alteration, maintenance, and repair of buildings, structures, fixtures, furnishings, and facility components;
Constructs, installs, repairs, replaces, and modifies walls, partitions, doors, door frames, windows, ceilings, flooring, trim, molding, cabinetry, shelving, counters, furniture, and other wood or manufactured building components;
Frames walls, partitions, openings, platforms, enclosures, and other structures using wood, metal studs, and other appropriate building materials;
Installs, adjusts, repairs, and replaces doors, frames, hinges, locks, closers, panic hardware, thresholds, and related architectural hardware;
Performs finish carpentry, including installation and repair of trim, molding, baseboards, cabinetry, countertops, shelving, paneling, and other finished surfaces;
Installs and repairs drywall, wallboard, ceiling systems, and related materials, including measuring, cutting, fitting, fastening, patching, and finishing;
Installs, repairs, and replaces various types of flooring and associated components as assigned;
Measures, cuts, shapes, assembles, and installs wood, metal, composite, and other construction materials using hand tools, power tools, and stationary woodworking equipment;
Reads and interprets blueprints, drawings, sketches, specifications, measurements, work orders, and other technical information necessary to complete carpentry and construction assignments;
Develops layouts and determines appropriate dimensions, materials, methods, and sequencing for assigned carpentry projects;
Estimates quantities of lumber, hardware, fasteners, wallboard, flooring, ceiling materials, and other supplies required for projects;
Identifies structural, architectural, or building-component deficiencies and recommends appropriate repair or replacement;
Performs preventive maintenance and inspections of doors, hardware, walls, ceilings, flooring, furnishings, and other architectural components;
Constructs and installs temporary structures, partitions, barriers, platforms, displays, work areas, and other components required to support facility operations, events, renovations, or special projects;
Repairs and maintains fencing, gates, railings, benches, signs, and other facility structures and fixtures;
Performs painting and surface preparation associated with carpentry and building repair work, including patching, sanding, caulking, sealing, staining, priming, and painting;
Performs minor masonry, concrete, and tile repairs associated with building and facility maintenance;
Performs routine and minor plumbing repairs, such as replacing fixtures, hardware, faucets, seals, and other components, when within the employee's demonstrated competency and permitted by applicable requirements;
Performs routine and minor electrical maintenance, such as replacing lamps, fixtures, switches, receptacle covers, or similar components, when permitted by applicable laws, regulations, and MSA procedures;
Assists HVAC, plumbing, electrical, and other skilled trades personnel with maintenance, repair, construction, and renovation projects as needed;
Performs general facility maintenance and repair assignments outside the primary carpentry specialty when operational needs require;
Responds to work orders, service requests, facility deficiencies, equipment failures, and emergency maintenance situations;
Determines the tools, equipment, materials, and supplies required to complete assigned work and prepares rough estimates of project time and material requirements;
Operates saws, drills, sanders, routers, nailers, grinders, and other hand, power, and stationary tools associated with carpentry and general maintenance work;
Maintains carpentry tools, power equipment, work areas, and materials in a safe, clean, organized, and serviceable condition;
Documents completed work, materials used, facility conditions, and recommended follow-up action using applicable work-order or computerized maintenance management systems;
Inspects buildings, structures, equipment, and grounds to identify maintenance needs and potential safety hazards;
Assists with monitoring work performed by contractors and vendors and reports deficiencies or concerns to management;
Operates automobiles, pickup trucks, vans, lifts, and other vehicles and equipment required to perform assigned duties;
Complies with applicable occupational safety requirements, building codes, manufacturer instructions, and MSA policies and procedures;
May provide technical guidance, demonstrate proper work methods, and assist in training less experienced maintenance employees;
May assist supervisors with planning carpentry projects, determining material requirements, establishing work sequences, and coordinating work with other trades;
Supports facility operations during events, emergencies, inclement weather, and other operational requirements; and
- Performs other duties and functions appropriate to the position as assigned and required.

Advanced knowledge of the methods, practices, techniques, tools, equipment, and materials used in the carpentry trade;

Skill in safely operating hand tools, power tools, saws, drills, sanders, routers, nailers, and other carpentry and maintenance equipment;

Ability to independently diagnose carpentry and general building maintenance problems and determine appropriate corrective action;
Ability to calculate measurements, dimensions, areas, quantities, and other mathematical information necessary for carpentry and construction work;
Ability to estimate labor, materials, tools, and time required to complete assigned projects;
Working knowledge of general building construction and maintenance practices;
Working knowledge of painting, drywall, masonry, plumbing, electrical, mechanical, and other general maintenance practices sufficient to perform minor repairs and assist other trades;
Knowledge of applicable occupational hazards and appropriate safety precautions associated with carpentry, construction, and facility maintenance;
Ability to recognize work that requires a licensed or specially certified tradesperson and to refer such work appropriately;
Ability to organize and prioritize multiple work assignments and respond to changing facility and operational needs;
Ability to maintain accurate maintenance records and prepare clear work documentation;
Ability to use computerized maintenance management systems, electronic work-order systems, email, and other technology necessary to perform and document assigned work;
Ability to communicate effectively and professionally with supervisors, coworkers, contractors, vendors, tenants, and other stakeholders;
Ability to provide technical guidance and assistance to less experienced employees;

GENERAL QUALIFICATIONS

Education: Completion of high school or general education diploma (GED).
Experience:
- Five (5) years of experience performing skilled building construction, maintenance, or repair work, at least three (3) years of which must have primarily involved skilled carpentry work such as rough or finish carpentry, framing, doors and hardware, drywall, cabinetry, flooring, ceiling systems, building renovations, or related commercial or institutional construction and maintenance.
- Experience performing general facility maintenance or work in additional trades such as plumbing, electrical, HVAC, painting, masonry, or mechanical maintenance is preferred.
- Completion of a recognized carpentry apprenticeship or vocational, technical, or trade training program in carpentry, construction, building maintenance, or a closely related field may be substituted for a portion of the required general experience as determined by the Maryland Stadium Authority.

WORKING ENVIRONMENT AND PHYSICAL DEMANDS

Environment — Work may be performed in a standard office setting with frequent travel to CYSC locations to perform departmental activities in response to urgent requests or critical incidents. Employee may be required to work indoors or outdoors in areas of extreme heat or cold. The noise level of the work environment is usually moderate but may be occasionally loud due to alarms, equipment noise, etc. Employee is subject to emergency call-out at any time and may be required to work extended hours including evenings and weekends. Work is often performed at extreme heights (e.g., approximately 15 stories above ground) or within confined spaces).
Physical — Primary functions require sufficient physical ability and mobility to work in an office setting and to participate in urgent and/or emergency response situations; to walk, stand, or sit for prolonged periods of time; to occasionally stoop, bend, kneel, crouch, reach, and twist; to lift, carry, push, and/or pull moderate to heavy amounts of weight up to 50 pounds; to operate a vehicle to travel to various locations; to operate and use specialized equipment; and to verbally communicate to exchange information. Work may involve climbing ladders.
