Regional Property Manager - Owned Assets

Regional Property Manager This role is responsible for overseeing and managing the overall performance and profitability of a portfolio of properties within a designated region. The Regional Property Manager develops and implements effective property management strategies, ensures high tenant satisfaction, and optimizes financial returns for property owners. The role coordinates and leads property management teams, collaborates with stakeholders, and maintains a strong understanding of real‑estate market trends. Key Responsibilities Ensure portfolio and individual communities meet operational, financial, and business performance goals by inspecting properties, reviewing financial, market, and operational reports, and developing appropriate action plans. Collaborate with Community Managers to ensure goals are met. Collaborate with regional support services leaders to improve asset and team performance. Take ownership of and implement local and national operational initiatives, championing change and ensuring adoption of revised protocols at all properties. Oversee and manage budgets, ensuring financial targets are met or exceeded. Prepare and present regular reports on property performance, financial metrics, and market trends to ownership and senior management. Foster positive relationships with tenants and promptly address concerns. Implement tenant retention programs to minimize turnover and vacancy rates. Collaborate with leasing teams to develop and implement effective marketing strategies. Ensure optimal occupancy rates through targeted leasing efforts. Oversee maintenance programs to ensure properties are well‑maintained and compliant with regulations. Ensure appearance and physical aspects of properties meet company and owner standards through routine site and safety inspections and communicate capital needs. Implement preventative maintenance plans to extend asset life. Stay current with local, state, and federal regulations affecting property management. Ensure compliance with all relevant codes, laws, and regulations. Identify and mitigate risks related to property management and ensure appropriate insurance coverage. Conduct market research and analysis to identify opportunities for improvement and stay ahead of market trends. Basic Knowledge & Qualifications Bachelor’s or Master’s degree from an accredited college or university in Business, Real Estate, or related fields. Proven experience in a leadership role managing diverse properties. Proficiency in property management software (preferably Yardi and/or Real Page), word processing, spreadsheet, and database management applications. Strong financial acumen and analytical skills. Excellent communication and team management skills. In‑depth knowledge of real‑estate laws, regulations, and market trends. Ability to create and manage stakeholder relationships. Minimum of three (3) years of relevant experience. Specialized Skills Real‑estate license required in specific markets; otherwise preferred. Industry certifications (e.g., CPM, CAPS, CAM) are preferred. Salary & Benefits Salary range: $115,000 – $125,000. Additional compensation: Eligible for quarterly/annual bonus programs for corporate positions; weekly, monthly, or quarterly bonuses for onsite positions.
