Our founder previously built and exited a 200-employee vertically integrated real estate platform, and we've brought that same operating discipline to a growing portfolio spanning acquisitions, construction, and property management. We're one of the most active owner-side players in the middle market, with a $150M development pipeline, a recent $100M capital raise, and a target of 2,000 units over the next three years. At Concord, we don't just own properties. We operate them ourselves through Aligned Residential, our in-house property management company. That means the people running our sites carry real ownership over how a building performs. THE ROLE We're hiring a full-time Onsite Property Manager for Aligned Residential, a Concord Capital company, to be the face and backbone of one of our residential communities in Chicago. You'll own daily operations end to end (leasing, resident relations, maintenance, and compliance) and deliver a consistent resident experience in a renovated, high-quality community. This is a hands-on, site-level seat for someone who takes pride in running a building as if it were their own. You'll report directly to our Director of Property Management and work alongside an in-house maintenance team and an ownership group that's genuinely invested in getting operations right. WHAT YOU'LL OWN Leasing & Occupancy: Run the full leasing cycle from lead generation to lease execution. Keep occupancy at target through proactive marketing, outreach, and competitive pricing. Track and report on pipeline and trends. Stay fully compliant with Fair Housing laws and company policy. Resident Relations: Be the primary point of contact for residents. Enforce lease terms consistently and professionally, draft notices, and run clean move-ins and move-outs. Resolve escalations with urgency and composure to keep retention high. Property Operations: Conduct regular interior and exterior inspections and drive issues to resolution. Manage work orders start to finish, hold vendors and maintenance staff accountable, and coordinate bids and scopes. Help identify and oversee capital improvements and preventative maintenance. Direct onsite staff and own the property's standards. Financial & Reporting: Collect rent and manage the delinquency process with thorough documentation at every stage. Prepare monthly reports with variance analysis, assist with the annual budget, and code and approve invoices within your spending authority. Keep all records current and accurate in our property management software. WHAT WE'RE LOOKING FOR • 3-5+ years of residential property management experience in a site-level or senior role • Leasing experience strongly preferred, including a track record of converting leads and hitting occupancy targets • Working knowledge of the Chicago RLTO, Fair Housing regulations, and local housing codes • Experience coordinating vendors, contractors, and maintenance personnel • Proficiency in property management software (AppFolio, Yardi, RealPage, or equivalent) WHO THRIVES HERE • Hungry and competitive: treats occupancy, retention, and property performance like personal wins • A self-starter with an ownership mindset: proactive, accountable, and investor-aware in every decision • Operates with urgency and composure, and chases down issues instead of waiting for them to escalate • Resourceful under pressure: finds the answer or the workaround, not the excuse • Highly organized and able to juggle competing priorities without dropping the ball • Strong written and verbal communication with a high-touch, customer-service instinct • Comfortable with ambiguity and change in a growing, entrepreneurial company WHAT WE OFFER • A site-level leadership seat with real autonomy and direct access to ownership • A vertically integrated platform where property management actually drives the business • A growing portfolio and a clear path to take on more scope as we scale • Compensation: $70,000 - $80,000 annually, plus a full benefits package including health insurance and paid time off If you're ready to run a building like it's your own and grow alongside a team that's obsessed with getting operations right, let's talk.
