Alder Real Estate stewards a 30+ year legacy of providing a full suite of services including acquisition, development, redevelopment, management, and disposition of properties across various asset types in Colorado and the Rocky Mountain West. With significant existing assets as well as ample available capital for future development and acquisition, Alder Real Estate offers an exciting opportunity for an established property management professional. Who we need We’re searching for a Property Manager who will be instrumental in supporting the financial and operational performance of our existing real estate portfolio, which encompasses office, retail, and multi-family in Cherry Creek. Essential aspects of the position include: Operational oversight of our Real Estate Assets Oversee daily property operations across assigned portfolio(s), including maintenance, repairs, and vendor performance. Conduct regular property inspections to ensure buildings, grounds, and common areas maintain a high standard of appearance, safety, and functionality. General understanding and experience with different mechanical systems and controls. On-call for after-hour emergencies (shared responsibility with 3 other team members). Perform various property management duties as directed by the SVP – Property Management, assist in the coordination of property management activities, and ensure adherence to all policies and procedures. Financial management of our Real Estate Assets Assist in preparation, administration and management of annual operating budgets and capital expenditure plans. Monitor financial performance including variance reporting, accruals, and expense control. Audit and prepare quarterly management reports including variance explanations, annual operating budgets, and OPEX recovery reconciliations. Review and code repair expenditure invoices and other non-recurring contracted services. Customer relationships with Tenants Handle responses to tenant requests and/or complaints; establish and maintain favorable landlord/tenant relations. Maintain a working knowledge of lease agreements and administration of related documents and obligations. Project management Solicit bids, negotiate pricing, and manage contracts for vendors, service contractors and contractors; maintain a working knowledge of vendor contracts and ensure compliance with the Alder Management agreements. Ability to review construction drawings and manage tenant improvement and capital projects from planning through completion. Working construction knowledge to complete 2nd generation office, retail buildouts, and capital projects. Assist with work orders as needed. Regulatory and compliance oversight Oversee emergency and evacuation procedures and maintain current emergency team contacts. Ensure compliance with all applicable requirements, including elevator and Fire & Life Safety. Responsible for maintaining all Fire Command Center documentation books in accordance with local codes. Play a critical role in energy compliance initiatives, including oversight and execution of Energize Denver and Denver Electrified Programs, ensuring all buildings meet required benchmarks and reporting requirements. Ensure implemented processes such as COI tracking and work order systems are being followed. Other: Assist in facilitating teamwork and provide training to other staff members as needed. Assist with the preparation and implementation of company policies and procedures. Perform miscellaneous duties in the absence of the Assistant Property Manager and Tenant Coordinator. What you will bring to the position The successful candidate will bring 6 or more years of experience managing mixed-use commercial properties, with strong operational and accounting experience. The candidate needs to have fundamental experience with Yardi. They will be a collaborative team player who brings a positive attitude to the workplace.
