OVERVIEW
A growing owner-operator is seeking an experienced Property Manager to lead operations at a newly constructed, fully furnished student housing community located directly across from The Ohio State University. This 379-bed community offers a premium resident experience with luxury amenities, modern finishes, and a vibrant student-focused environment.

This is an opportunity for a hands-on leader who thrives in fast-paced student housing, understands leasing and resident engagement, and can drive operational performance while building a strong on-site culture.

WHAT YOU'LL DO
• Oversee the daily operations of a 379-bed student housing community
• Lead leasing, marketing, and resident retention efforts to achieve occupancy goals
• Manage property financial performance, budgets, and reporting
• Supervise and develop on-site leasing, maintenance, and resident services teams
• Deliver an exceptional resident experience through proactive communication and engagement
• Monitor property appearance, curb appeal, and service standards
• Coordinate with vendors and contractors to ensure timely completion of work
• Manage student move-ins, move-outs, renewals, and high-volume turnover periods
• Ensure compliance with company policies, Fair Housing regulations, and operational procedures
• Partner with ownership and leadership to drive property performance and NOI growth

WHAT IT TAKES
• 4+ years of property management experience required
• Student housing experience strongly preferred
• Proven experience managing budgets and driving property performance
• Strong leadership and team development skills
• Excellent communication and resident relations abilities
• Experience with leasing, marketing, and occupancy management
• Familiarity with Entrata, Yardi, or similar property management software preferred
• Ability to thrive in a fast-paced, resident-focused environment
